This is a cautionary tale of why you should not use home warranty companies, particularly Landmark Home Warranty. In it, you will find the story of a company who would do whatever it could to not fulfill the terms of its contract, instead opting to consistently shift the blame to the homeowners. Landmark has been such a great warranty company to work with since buying my first home. They've been helpful with claims, questions that I think are stupid (but they disagree and show me patience!), and in ensuring that I'm getting the most out of my warrant coverage. I would recommend Landmark to anyone looking for a great home warranty company!
LHW responded to my e-claim and follow-up e-mail by a direct call within minutes. Their choice of service provider (for pool repair/ service) was proficient and accommodating. Although they were busy (Memorial Day week), they broke into their schedule to diagnose the problem. The claim was processed and approved within 36 hours. This contrasted with a past pool claim where the supplier was ill-equipped and disinterested to service the area. My prior feedback was considered by LHW and resulted in substantial improvements.
My experience with Landmark Home Warranty has always been positive. I scheduled a technician to come out to do the preseason check on my AC. He was able to come out that same week. He was able to put in a new thermostat as the one I had wasn't working. He was very professional and knowledgeable and explained everything to me. The price for the service call was reasonable. The Landmark Claims Manager was very friendly and professional.
Great service and they always follow up to make sure the issue was resolved.

They had to come back out and fix my ice maker. I did not have to pay the fee again. The service was fast and the technician was very nice and professional. Works like a new one now!
I've never had a home warranty company before, so don't have any previous experiences to compare mine to; however, I'm more than satisfied with the level of service that I've received on each claim with Landmark Home Warranty. After filing a claim, I'm contacted via email within an hour to let me know the name of the service provider who will be helping me, and usually receive a call from them to schedule a time to come to my home within two hours. Each service technician has been prompt, professional, and courteous.
