Landmark’s home warranties begin at a base-level, non-mandatory, 12-month contract starting at $410 annually, which is a bit high. They have an online quote calculator available on their website, for customers who'd like more specifics. If the policyholder chooses to cancel, Landmark offers a 30-day, full money-back guarantee, with the exception of a $40 administration fee.

Cancellation Policy

a) LHW may not cancel this contract during the initial term for which it was issued, except for any of the following reasons: (1) the contract holder does not pay a fee or charge due under the terms of this contract; (2) the contract holder engages in fraud or misrepresentation of facts material to the issuance of the contract; (3) an interest in the residential property covered under this contract is sold, and the contract is contingent on an interest in the property not being sold. b) If contract is cancelled, homeowner shall be entitled to a pro rata refund of the paid contract fee for the unexpired term, less a $40 administrative fee, and any actual service costs incurred by LHW. If listing coverage is cancelled after service has been performed, and the contract fee has not yet been paid, contract holder will be responsible for purchase of contract, or reimbursement to LHW of service costs incurred, whichever is less. c) Cancellation may be made by Contract Holder at any time. If cancelled within 30 days of acceptance of LHW, and no service request has been made, the Contract Holder is entitled to a full refund of the contract proceeds less an administrative fee of $40. Utah Residents: If Contract is cancelled by us, cancellation will be effective no sooner than 10 days for paragraph A.1, and 30 days for A.2 and A.3 after delivery or 1st class mailing of a written notice to the contract holder.

I have had a Landmark Home Warranty for the past four years now. Each time I call, the person who helps me is professional, kind and knowledgeable. They get my claim started quickly and they also follow up after the claim is completed to be sure that I am 100% satisfied. Excellent company to work with!

I have never had worse customer service ever. AC broke they sent out a company that never finished wiring it. After calling LandMark they insisted the AC company did everything right basically I did not know what I was talking about. Odd as they also sent out an electrician that confirmed there was still something wrong with the AC unit, Only after they sent out the 2nd AC company did they find the issue and get it fixed. I find Land Mark to be very unprofessional and rude. Not again with these guys.

Please be aware & tell all you know!!!I was billed for services that were not done by LMW hired trade (the trade admitted the mistake / DNB Plumbing). Related: Landmark Home Warranty - Don't buy a home warranty from Landmark I paid $70 (service call) and then an additional $473 and Landmark Warranty did nothing about it even after knowing that I was charged for services not done. Worse, they back up their trade for what they did! I tried to give LMW an opportunity to do the right thing, but they refused to do so! LMW refused to pay for standard installation on a water heater by claiming modifications were done, which were not. I am still out what I paid for services not... Read More

I am a realtor and have ordered many homewarranties thru landmark over the years. Recently, I have purchased a home for myself and had the opportunity to experience their service first hand. I had an issue with my air conditioner not working(on a weekend of course), and called landmark. they were very helpful on saturday and, although the contractor did not call me until monday(which I expected), they did have a good, qualified contractor come out.it took a little while to get the repair approved and part ordered, but the local landmark rep-Nate went above and beyond the call of duty and helped expedite the repair by going himself to pick up the part from the distributor and meet the... Very good personnel and work with you on large claims to resolve issues. One bad contractor for AC work who is now fired, but otherwise contractors have been honest and did good work.

Once I placed the service request I received a call regarding my request within 20 minutes, it was July 4th. The next morning the service technician was out and everything was fixed. Great customer service.
