In exchange for a $75 administration fee, they also offer a pro-rated refund if the initial 30 days have expired.

Cancellation Policy

Select reserves the right to cancel the service contract in the event of fraudulent conduct or misrepresentations by the customer, failure to make the required payments, or upon agreement. The customer may cancel the agreement within 30 days from the order date of the agreement and will be entitled to a full refund only if no service has been provided under the contract. After 30 days, the customer may receive a pro-rated refund for the non-discounted annual plan cost. The customer will be charged a $75 cancellation fee, plus any service expenses incurred by Select Home Warranty.

This is the most dishonest company I have ever met. Their sales and customer service are very friendly and patient. But when you need to file a claim, it's just endless lies and scams. Unfortunately, I had both my AC and refrigerator broke in my house last year and had seen so many of their tricks. I can't tell you how many times I need to call and how angry I was. Here are some facts and you can make your own judgement. 1. My AC broke. SHW sent a technician to diagnose it (I paid $60 for the service fee) and then declined my claim. WORST home warranty company ever! Nothing is covered! Even labor is not covered! Terrible customer service!!! Totally dishonest. Buyer beware. Actually, do not buy this service!

Stay away from this company. Their sales people claim top coverage but in multiple occasions, problems are uncovered and in the latest situation, their denial of coverage letter was based on an exclusion that was not even the problem diagnosed.

Select Home Warranty is the worst warranty company I have had. The adds don’t tell all the loop holes they have to get out of covering any claims. They promise to have contractors in our area but when submitting claim they just say to find my own contractor to service equipment and offer a small amount of coverage. I would rate them negative -10. Very bad and sales force are deceptive

After trying finaly getting to the pricing on the website, its unclear what exactly is covered, i looked at the terms, to read further, half of the stuff that says its covered, is not covering normal home problems. for example look at septic tank, or garage door under terms. While im doing research on reviews, i received a phone call within 8 min of looking at pricing, i ask the guy why the first 3 pages of reviews are all horrible, and we argue for a min, very good customer service, then he goes on to say he has other people waiting on hold trying to buy a policy. I had to ask 3 times to put me on a do not call back list, before he rudely hung up on me, i bet i will be getting... Read More

This is a follow-up to my review on 11/6/21. Bottom line is that if you want to cancel, you have to literally fight to get your account truly cancelled. My husband and I tried to cancel our policy from 11/4-11/19. We requested multiple times to cancel, received multiple responses that the request has been sent. But each time I call back to see where my refund is, they say my account is still active. (Why??) We spoke to 5-10 reps asking to be canceled 5-10 times. Each time, they ask "Why are you cancelling? Let me give you this incentive to stay...." To this, I said that I do not need to re-consider my cancelation. No one processed our cancellation. We were told that we would... Read More

I would like to put a -5 stars but this system will not allow me to do that. I had other Home Warranty Companies in the past. But this one Select Home Warranty is one of the worse companies to be involved. There warranty sucks BIG time. We had a water leak coming from our water heater and they denied our claim because they said they don’t do that but there policy rules. DON’T waste your time or money with them at all.
