Cancellation Policy

1. You may void this Agreement within thirty (30) days of the coverage effective date for a full refund of the contract fees paid if no claim has been made. The right to void this Agreement as provided in this paragraph is not transferable. A ten (10) percent penalty per month will be added to any refund required under this paragraph, including any accrued penalties, that is not paid or credited within thirty (30) days after termination of this Agreement pursuant to this paragraph. 2. You may cancel this Agreement within thirty (30) days of the coverage effective date if a claim has been made, or at any time thereafter, at which time you may be entitled to a refund of unearned contract fees paid based on the short rate schedule less a processing fee of twenty-five dollars ($25) and less the cost of any services performed pursuant to the Agreement, where permitted by law. If the refund calculation results in you owing us payment for services provided, we may bill you for the lesser of the net amount due to us or the unpaid annual term contract fee. We will bill or charge you any balance owed to us through the same mechanism as any previous installment billings, or we will direct bill you if such a mechanism is not available.

Horrible service! They made me wait over 4 days to get the part to repair my refrigerator (less than 7 years old). The service technician who should of shown up between 8 to 10 showed after 10:00am. Then, he said it will take an additional 3 days to get authorization from HMS to make the repair. So, a family of 3 did not have a refrigerator for +4 days. After the repair work was completed, the technician said to keep the refrigerator empty for another 24 hours! Horrible experience! Don't use them!!

If I could rate them zero or negative I would. This company is unethical and a well oiled scam machine. I have no idea how the BBB allows this business to take people's money and not abide by the contract issued. Everything stated by other reviewers is true. When you call, they try to redirect you to their website which is the most ineffective communication mechanism I have ever encountered. Their IVR system recognizes you and know more about you than the service representatives (when you eventually get through to someone). My wife and I have a HMS warranty on our house. Bathtubs with jets are covered under our policy. When a guest turned on the jets the tub leaked. We contacted HMS to get someone to work on the tub. They assigned a plumber to work on it and when we contacted the plumber they said they don't work on jetted bathtubs. We have had 5 other plumbers assigned to us by HMS since then and when we call them to schedule the work they all say the same thing. They don't work on bathtubs with jets. HMS is supposed to be "making homeownership easy" but it feels more like they are making it a lot of work. HMS should know who works on jetted tubs before they assign them. Poor follow up with customers, Services are not rendered in a timely fashion . Poor follow through with home warranty company and service provider. The customer has to initiate all f/u phone calls. unhappy customer

The A & W Heating and Cooling guy they sent out came in a rusted out van with no decals on it; it was very unprofessional. He told me that I had and air flow issue, maybe my ducts collapsed (I have metal ducts). Also had wires loose that he put back. He told me to have the duct work looked at because that was not covered with the warranty and that he would come back. Before he left I asked him if he was going to give me any paperwork on what he had done and diagnosed. He said he would email them and I should get them within an hour that same day. HMS warranty is by far the WORST home warranty company in the world. I've had to keep my food cold in a cooler and mini fridge for almost 2 months now. First, let me start by talking about how inefficient this company is. EVERY time i call i spend 45 mins getting bounced around because nobody can find my account. Finally i find someone and they created me a new account... This didn't mean anything because when i called back 6 other times STILL nobody could find my account. The customer service agents are really rude (except for Tracy who was extremely helpful) and you can't speak to a supervisor so they have to put you on a call back list. Very poor company. Took 6 weeks to get my air fixed in over 90 degree weather. They ordered the wrong part to start with. Now my dryer has been out since Jan 9th. And it’s still not fixed. It’s March 21. They had the repair company replace every part in it. Haven’t heard yet if it will be replaced. I’ve emailed them 4-5 times, even sent a nasty email to which there was no response, only a stupid survey was mailed to me.

Do not use this company. They will make up a reason to deny claims. My claim went into effect 2/14 and I had an incident that same day and they denied the claim. Even told me they contacted the service company to check on the status. I contacted the service company myself and they stated that they had never been contacted. My question is....if the claim was denied, which is bogus, why did you send a service rep out to take my $100 If I could give them fewer stars I would.

I would give negative if allowed. Home Buyers, stay away from this home warranty home when you see sellers advertise it on their listing! Sellers, have some heart and do not use this company to lure innocent buyers! Their way of operation is to promise everything before you purchase, and deny everything after you pay. There should be a class action filed against this company. Our dryer broke down a few months after we bought our home and we also discovered washer and refrigerator have issues. After paid $100 for a contractor to come and check, and numerous calls to check on status, we're finally told they are not going to cover ANYTHING!

Total scam and waste of money, and they only let you use THEIR contracted person, who has no incentive to fix your problem. But he will make sure you pay him the $100 deductible to tell you that HMS won't cover the labor, blah blah blah. Utter scam. Would cancel if I bought this on my own , but it was a "perk" of buying a new house. And by perk, I mean SCAM.
