Coverage Options - 4.1 / 5

First American offers two plans, the Basic coverage, and Premier coverage. While their basic coverage protects mainly kitchen appliances, their Premier plan offers complete protection for all main home systems as well as appliances. In line with most businesses in the industry, however, they will not cover cosmetic damages, damages due to improper maintenance or installation, and any known or unknown pre-existing conditions. Coverage amounts differ by contract, yet their limits range around $3,000 in the aggregate for kitchen refrigerators, $1,500 for heating systems, and $500 for ductwork, which are substantially higher than comparable companies.

Annual premiums with First American can range from $300 to $500+ depending on the plan and option selections, quite reasonable within the home warranty industry. The company extends a standard 12-month contract term and allows customers to obtain quotes and enroll online. Contracts seem to have different cancellation policies according to geographical location, so customers are advised to read their warranty agreements thoroughly before signing. For instance, Texas residents may cancel their plans within the first seven days of coverage for a full refund, whereas Virginia residents have 20 days to cancel and receive back the entirety of their payment, provided they have not filed any claims under said contract.

First American has some of the most affordable service call fees in the industry, which range from $75 to $100, depending on the plan selected and state. The company also offers a vast network of pre-screened contractors and technicians, as well as a 24/7 claims department. Although their service offer is similar to that some competitors, it must be noted that First American contracts are short and easy to understand, which is another feature that potential clients will surely appreciate.

I've waited 6 days for my hot water tank replacement and still have to wait for the warranty company to buy the tank then recontact the contractor to have it installed. I'm still waiting rather than they have a contractor fix it and reimburse them. A customer for 2.5 years only because they cover pools that I'm still here so sorry.!

AD Military customer for 3+ years since returning from overseas. Customer service has always been great; not difficult to contact and they are always pleasant and professional. Wait times on the other hand have been far from ideal. Some examples include: • 7 month wait for a simple HVAC repair (common part replacement) •• Wait time fault mostly on FAHWs assigned contractor (not sure how well they vetted the contractor given the awful reviews on many sites) however nothing tangible was accomplished through frequent communication with both parties during the process • cash-out request delayed nearly 3 weeks (typically 3 business days) • (current/unresolved issue) Hot Water Tank... One out of three service requests were actually performed. The first one was a garbage disposal incident and went off without a hitch. It was great. The second one was a dryer issue. The service personnel called me at the end of the appointment window to exclaim he was going to be an hour late. I've already pushed my plans back for the service but then the service being late officially ruined my night. However, he didn't even show up an hour later. But the extreme kicker is that the service personnel marked my service request as "needing to get new parts". I had to spend several hours on the phone with First American Home Warranty to explain to them that the service personnel never... Read More

Scott, We would like to apologize for any inconvenience you may have experienced during the handling of your claim. According to our records you placed a claim on February 15, 2023, for your clothes dryer not working properly and we dispatched Premier Appliance Service who scheduled an appointment for February 17, 2023, although was unable to service on the date scheduled and requested to reschedule the appointment. You declined to reschedule the appointment or allow First American to dispatch another contractor, therefore the claim was cancelled, and the service fee was refunded back to the credit card used to pay it. Our records indicate another claim was placed on November 9, 2023, for the dishwasher not working properly and we dispatched Fox Appliance who reported running the dishwasher cycles, checking the air gap as well as drain line, and finding no mechanical failure to the dishwasher. You informed First American that you asked the contractor to leave, and we offered to send a second opinion contractor to confirm the diagnosis. You can refer to your home warranty contract under Limits of Liability number ten and Customer Service number two, which states: “Company may obtain a second opinion.” “Contract holder pays the $85 service call fee for each separate trade call. Trade call means each visit by an approved Contractor, unless multiple visits are required to remedy the same problem. Persons dispatched for trade calls are independent contractors, not agents or employees of the Company. Company warrants Contractor’s work for 30 days. If the Item fails outside this time period, an additional service call fee will be charged. Failure to pay the service call fee may delay processing of future claims.” If you are experiencing a dishwasher failure, please contact First American directly so we may re-dispatch a contractor to diagnose the failure.

Patricio, Thank you for your comments. We show that the technician recommended to replace your furnace as it shorted and is non-repairable. First American authorized the replacement. Please know that modifications may be needed and unfortunately, are not covered under your contract. Our team did provide you with additional options to resolve your claim and we look forward to resolving this for you soon.

I am an Assistant Property Manager and we used to have all the properties we manage with First American Home Warranty because it used to be a great company with great response and customer service. Unfortunately, this is no the case any more. The contractors they are using are anything but good or responsible, the excuses to deny any claim are ridiculous, there is no one that really care, no even when you have 10 properties with them and Good Luck to try cancelling a policy, it is just ridiculous. Home Warranties are a necessary evil, however, make yourself a favor and don't waste your time or money with this company.

On 8/7/22 my Air Conditioner failed. I filed a claim with First American Home Warranty. The temperature was over 107 degrees. The following day I had not heard back from FAHW so I contacted a local HVAC company who came out that same day and repaired my system for $309. 4 days later I finally heard from FAHW and was assigned a service company. When I checked the reviews for their recommended service company the reviews were universally horrible. Since I had the system repaired, I canceled the service request. I subsequently requested reimbursement I was told that because I went outside their network, my claim was denied. This policy is a complete waste of money.

Marc, Hello Marc Silver, Thank you for taking time to share your feedback. We show that we dispatched independent contractor South Placer Heating and Air (South Placer) to diagnose the failure on July 17, 2023. On July 20, 2023, you contacted First American and requested to use an outside contractor to perform repairs. First American advised you that work completed outside of the warranty contract would not be reimbursed. You may refer to their warranty contract section, Important, which states: “First American Home Warranty Corporation (Company) will not reimburse you for services performed without prior approval.” On this same day, you requested cancellation of the claim. As such, First American cancelled the claim on behalf of you. On September 1, 2023, First American contacted you and requested that you provide a copy of your outside contractor’s diagnosis and invoice for review of coverage. After further review of the outside contractor’s diagnosis, it shows the capacitor failed and was unrepairable. This is a covered failure under your warranty contract. First American will reimburse you at First American’s cost to complete the capacitor replacement at $195.00. We hope the next time you may need us, you will give us another chance to meet your needs.

A/C went out two months ago, and here in AZ, that is a serious issue. AHW sent a company out that says they can’t find much wrong, but get the cold air flowing. Two weeks ago, it goes out again and we wait 8 days in the extreme heat before the same company is sent. Suddenly there is hardly any Freon left in the unit - easy fix. Now after a week of cool air, we are back to square one. We call AHW and even after telling them that the same company hasn’t fixed this problem after two attempts, we’re told it is “policy” to send the same company out to try again. So how many days do we wait this time for a repair company that says a 12 degree difference between what the thermostat is set at and... Read More

If I could give this company a negative rating I would. Nearly 6 weeks ago we called to have our fridge fixed. We've had multiple service techs come out and ordered parts. It's taken multiple weeks and callbacks to get anybody to come and help us. We have a brand new newborn that will be coming home with us from the hospital today but we have no fridge to speak of. We've told first American home warranty about this on multiple occasions to which they have told us that we could purchase a $75 mini fridge. We are a family of four with two small children. With a diabetic who needs their insulin refrigerated. Well the platitudes of the service reps are nice. It doesn't actually get anything... Read More

My 2. 1/2 year old Frigidaire Gallery Refrigerator stopped cooling. An Electrolux (owner company of Frigidaire) repairman came out a few days later, after I had filed the claim and paid the service fee, He determined the parts required for the repair and made an appointment based on when the parts would arrive. Parts came in, but when repairman returned & installed parts, refrigerator still didn’t work. They then re-ordered SAME parts again. So I’ve been out of a vital appliance for 3 weeks, and since I don’t have a 2nd refrigerator, I’m being made to simply wait another few weeks even though I have children in my home. I spoke with FAHW customer service and although the... Read More
