Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Poor excuse for a Home warranty contract...I purchased coverage at $545.00 and now they do everything to avoid providing service. They will not create a service worker without "pre-payment of the service fee." Inspite of online complaints from their contractors that the contractor does not always get paid.

Horrible customer service. I called to cancel contract and was still charged. I called while in my thirty day waiting period to cancel. I was assured my banking information had been removed. They said it would be easy to cancel if I changed my mind. Not true.

I had to cancel it after American Home Shield just plainly did not send anyone to fix my air conditioner for about two weeks int he middle of the worst heat wave to hit southern Nevada in decades. I got tired of calling with 117 degrees in the shade! I ended up in the hospital with a heat stroke and had to call a repair man myself, pay $271.00 and got nothing but lip service from American Home Shield. They gave me a date to wait for the repairman but then keep scheduling people to come over at the wrong times when I was at work. After three weeks of calling they began to drop my calls and sent no one. If that was not enough, they charged my bank $100 twice for repairmen that never showed... Read More

I called today and the person on the line was very rude. The first time I called he hung up on me. He doesn't know how to communicate. Customer service is a 0 stars. I called back again and I asked him a question and instead of saying ok, how can I help you. He was quite So I said Hello are you still their. His reply YES what is your question. In a very rude manner. I asked him what was more on the combo coverage and he said what I could see on the list. Then I had to ask him if certain things where on the list. So much for customer service these days. I am not going to give this company money . If they can't even be helpful on the phone.

I reported problem with my SAMSUNG dishwasher on 3/28. AHS set up the appointment for the repair with SEARS. Service Tech came out & stated 2-parts would be needed. SEARS ordered parts & I had to wait until parts came & 7-days later (4/10) Service Tech returned to find 1-part not 2-parts. He called his superior (SEARS) and was told 1 of the parts no longer was made & that AMS had been notified & they would be in contact with me about replacing the Dishwasher. He advised I not wait on AMS to call me but it would be better if I called them. I have been calling AMS since 4/10 & each time I am called, I am told "we need the diagnosis from the Service Tech (Sears) before we can approve... Read More

We have been customers of AHS since 2004. If you have a lot of time to wait for service American Home Shield Home Warranty is satisfactory - but not if you need a repair now. Our water heater died on a Tuesday night. Called for service Wed. AM, appointment was for Thursday between 8 and 12 noon. The repairman came and indeed, we needed a new water heater. Was then told they had to submit info to AHS to get an approval to "order" a hot water heater, which would take a few days. Then we were told that once they received the approval the plumber would order the tank. Once they received the tank they would schedule an appointment to install the tank. Based on this conversation, the... Read More

Switched from HSA Home Warranty to AHS when we relocated last year. Had heard good reviews. Not impressed with the one time we used it for our heat pump in January, had to wait several days for service and pay $75 service call fee. Tech had me send photos before he'd even come out. Did very little, said it was woking within acceptable limits (though house didn't get above 60 degrees) and wouldn't offer suggestions on what to do to improve situation. Get renewal form, and price went up $150. Was told the $661 original rate was because I was a new customer. This was NOT told to us when we signed up. Called sales, only offered $100 discount. Contacted via FB and they deleted my comment rather... Read More

I have been a customer for 17 years. At the end of November 2018 I called in a repair request for my expensive water heater which was making a loud noise and vibrating off the wall. Over the next 4 months the selected servicing company has been to my house 7 times and has changed everything except my hot water heater. Two of the "fixes I had to pay for (adding a flushing system to the unit that it did not come with. Their final "fix" resulted in my having scalding hot water to ice cold water in a 4 minute shower. They finally gave up I am now 3 visits into a new plumber after asking for another opinion(that makes 10 inconveniences) who has made changes to correct what the first expert did)... Read More

I called American Home Shield to cancel our policy as of April 20, as a new, less expensive and higher rated company would be used starting April 21. I was informed the next day (April 9) that the policy was cancelled immediately, despite my request to continue it for 2 1/2 week. I was also informed that we would be charged $50.99 for the cancellation, as it was prior to the policy end date. I then called the company back immediately and asked that it be extended until 8/20 to avoid the cancellation fee. I was told that it was too late, as the policy was already cancelled. After 6 more calls and promises that my initial call (April 8) would be reviewed to assure that the cancellation... Read More
