Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

The service tech's were very friendly and I felt like the were very knowledgeable. I did not like that each tome we had to get our washer services, it took almost 10 days. Three times to fix one problem. There is no reason it should take as long as it did to fix our washing machine. I understand having to order parts I don't understand why it takes so long to schedule service. Taking over a week to get my air conditioner fixed with 4 children under the age of 10 in the hottest part of the summer could have been critical if we had not have owned a portable ac unit. The warranty is help but the scheduling of technicians is terrible

I have used my policy a few times in the six years I've had AHS. Each time I have found customer service severely lacking; long wait time on phone, representatives unable to take action to solve problems, unreasonably long wait for completion of service from original call for service. But the job got taken care of eventually. My most recent issue is my air conditioner. It would take a book to detail the issues I encountered. Suffice it to say, it has taken from July 5, 2017 to September 2, 2017 to finally have adequate AC. I live in a location that is accustomed to 100 degree days throughout the summer, but this year we have had at least 3 heat waves, lasting 10 to 14 days with well... Read More

Had AHS send out an A/C tech. Fooled around with it for over 2 weeks (had to get permission to go to next step) and then gave up. Called my own tech out. Found the problem in 1.5 hours. Cost me $3200 for a new coil. Had AHS send a plumber out for an under slab water leak. Took him a month to get an estimate to my insurance company. Now on hold for 50 minutes (NOT UNUSUAL). WILL NOT RENEW AFTER CONTRACT EXPIRES.

Good service overall but small gripe, they do look for small ways not to cover small items, not good guys when the rest of service is great :-/

AHS has been very responsive when I have needed to file a claim. I use the online form and submit it within minutes. The phone system leaves a lot to be desired with excessively long hold times and snotty agents. If you use the online system they have been great and handled my claims quickly. I appreciated the peace of mind my warranty affords me. I no longer worry about the event of a costly repair.

You assigned a contractor 40 miles away when I'm sure there were more companies much closer. It took 5 days to get an appointment. We needed a new part which took another 5 days to get and in the meantime the worker flooded our laundry room and carpeting throughout half our dining room because he didn't check his work before he left. He didn't install the part properly which locked up my dryer and it was another week to fix it right. We were very unhappy with this company and their attitude and would never hire them on our own and hope that in the future if we ever need an appliance company that you do not assign them to us.

AHS has increased cost and decreased quality of service. They hire sub-par companies with terrible customer service. I had 2 recent issues. One where it took 4 service calls for a very simple plumbing issue (which is still not resolved) and an A/C issue which would have cost me more to repair than AHS would have paid for a new system. Buyer beware.... When we first signed up with them over 10 years ago they would have replaced our A/C. Now they have a $1500 limit on any repairs or replacement. The repairs would have cost us over $1500 for items "not covered " on a 19 year old system. We settled for a "cash in lieu" of repairs for a little over $500 and hired a local company to... The repair man from "Always Open and Close" was outstanding, HOWEVER, I am not happy with AHS policy as told by this company. My garage door opener had literally fallen apart and beyond repair but he said AHS would not replace it with a new one. I had to pay to have a new one installed. I have been a customer of AHS for over 12 years and it can't replace an unusable garage door opener! Why do I have your warranty service? Richard Tessitore Ricktessitore@gmail.com
