Cancellation Policy

Select reserves the right to cancel the service contract in the event of fraudulent conduct or misrepresentations by the customer, failure to make the required payments, or upon agreement. The customer may cancel the agreement within 30 days from the order date of the agreement and will be entitled to a full refund only if no service has been provided under the contract. After 30 days, the customer may receive a pro-rated refund for the non-discounted annual plan cost. The customer will be charged a $75 cancellation fee, plus any service expenses incurred by Select Home Warranty.

Select home warranty (SHW) service is horrible... The company is a joke... DO NOT waste your money. We bought a house, and we picked this company. I talked to customer services; they promised me that the warranty cover everything... two weeks after closing; I called the company to see that everything is ok, and they said yes. They offered me to 18 more months for 250... I thought OK. Two months later started the show. With all this rain, we found a roof leak, it was quite small... but I thought cool it is cover by the home warranty. When I made the claim. They took 1 month to send a company to make a quote. By far the worst customer service I have experienced amongst all companies to date! Before you read the details below I want to make some pointers for all who don’t like long reviews. 1) Worst customer service 2) Contract is totally lop-sided to their own benefit. 3) Cancelation works in their favor and not customers as they collect most of the money in the initial months. 4) Rude, obnoxious reps on the phone. 5) Please read the fine print carefully as most basic parts of appliances are not covered. 6) Don’t expect to receive any refunds/pro rated cancelation payments from them as I never did! 7) Policy Cancelation at any time is $125 no matter whose fault. The worst service I have ever received so far, very terrible from my past experience. I had to make an A/C repair call last week; they don't have good contractors, first contractor they assigned do not have a good phone number, second one took 2 days to respond, did not complete the work, took the co pay, now he don't want to finish the work. Made number of calls to Select Home to get the third one assigned, he says he may or may not come in 2 days. Select home says we have to pay another co pay to this new contractor, very bad experience. This company should be banned from doing business in Maryland, or even in the whole county. terrible. will not communicate back, will not fix your appliances and will reimburse less than 1/4 on what is the cheapest similar appliance worth after months of waiting. they will skew the contract to match their needs not yours. service providers took over two weeks to show up to fix my water heater forcing me to take cold shower

After paying on this policy for a couple of years, I put in a claim to fix my air on April 25, 2016. Not only did it take 3 weeks to get an answer as to whether they pay to fix it, aand we went without air , they denied the claim because it would cost them $2200 to replace the coil. They said my policy didnt cover freon leaks, therefore they denied my claim. Update: Waited 3 weeks for A/C repair. It is still not working. I paid the contractor $45 but he said I needed a now coil. Select Warranty reviewed the diagnosis and said my policy does not cover freon or coil replacements! READ THE SMALL PRINT ON YOUR CONTRACT. I cancelled my policy and they charge $75 to cancel the policy.

This company should not remain in HOME WARRANTY BUSINESS. Some collectively should take serious action shutting down this company since too many complaints like more than 3000. Check BBB, Number One Fraud and WORTHLESS COMPANY!!!!! I have Submitted a claim for AC repair 6 months ago, neither they could able to repair the problem nor replace as necessary . Instead they offered me just $ 100 reimbursement when it costing way lot more and this spring denied my claim stating BS reasons to avoid coverage. Beware you waste money and lot of time in dealing for nothing. Hoping for others to make better decisions.

I have not had a pleasant experience trying to get service on a claim. It took over a week and me constantly calling them after they assigned 5 different repair companies; which none called me on. I would be assigned a company and wait. After no contact, I would contact the repair company only to have them tell me they don't work with Home Select or the have never heard of them so they have no idea how my claim was assigned to their repair company. I then would call Select Home service back, have to leave a message and get no return call, would call multiple times again before I spoke with someone and then they would do the same thing all over again...assign me to another company that... Terrible service I'm not sure how this company got into the list of good Home Warranty. I will never go back to them, beware of this one for sure. My Water heater broke and the service consultant was finding ways and reasons to avoid coverage stating, we don't cover leaks. How many times does a water heater break without a leak? Another incident proved to me that this company only looks out for reasons NOT to cover, referring to some fine print that nobody reads and understands We are never going back to them

I've waited a good six months to write this review because I wanted it to be even-tempered and without emotion. All I can say without hyperbole is beware. I bought a five year plan after having a very impressive sales call with one of their agents. I bought a 1927 home, so I knew there would be issues. It started off with minor problems and then grew to more significant. But the bottom line is, they never fixed anything, never paid for anything, and their customer service was nothing shy of condescending.
