Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I think it is pointless to have this home warranty coverage. They do not do much and at the end whatever you are getting back is already paid by your annual payment. And in many cases, you still have to hire a professional to fix the problem. Recently my house was sold and they charged me the cancellation fee. I explained lady on the phone that I am canceling because I do not own this house anymore, but she did not want to listen and said that this is their policy. Such a wrong policy. And this is after being with them for more than 5 years, insuring 3 houses. every year. And as a real estate Broker, I will never recommend ASH to any of my clients and will spread the word around.... Read More

AHS is horrendous. If they are rated the best, this industry needs a serious overhaul. I have had the misfortuneof needing their services, the contractors they have sent to my are the worse. Total air care took 8 weeks to repair my ac unit and all AHS could say is they were really sorry. I sweated in south lousiiana for 8 weeks during the summer for 8 weeks, the repair couldve been done in 4 days

Well...I've enjoyed my home Warrenty with AHS for 15 plus years, even had it on a rental home in Austin...I know they aren't squeaky clean but they were reasonable and yes I had to deal with some shady contractors through them, but after you have been with them for a number of years, you learn to request certain contractors to fix your appliances. There are some very fine contractors that I have used through them through the years... What I'm most recently dealing with it an UNFAIR increase in my monthly fee, I still pay 75.00 for a visit but recently due to a LACK of consideration? or LACK of communication, they decided to up my yearly fee from 900.00 s year to 1380.80 a year ($75 a... Have had American with 2 of my homes. Took almost 2 weeks to get the A/C fixed for the first home and could not hardly get answers for questions or why it was taking so long to fix A/C. The second home had a hot water heater go out and took over a week to get that fixed and I had to pay the company and submit receipt to American to get reimbursed. Was on phone for over 6 hours with customer service that I could not understand and acted like they just did not care that we had no hot water in the home. I will not renew with American and anyone that I hear that is planning on using them I will share my experiences with them and tell them to shop other companies that at least care for... Read More

I love the idea of the home warranty and was happy with the coverage. Unfortunately we have had to make a few service calls and each time the issues haven’t been resolved. It’s very frustrating.

I had a water heater installed improperly. As a result I had 2 different incidents in which the gas company had to come out due to severe gas leaks. Both were reported as extremely hazardous to me and my families health. We had to evacuate our homes. I reported this to AHS who was supposed to get someone else out to fix it, refund me, and have the contracted department call me with regards to my complaint. None of this was done. I spent weeks and many hours on hold regarding this issue. It was never resolved. They continue to use Aaron’s plumbing despite the seriously inadequate work they did. They said they contacted the plumber but no follow up was ever done by AHS. They said this... Read More

I called for repair of my garage door. I told the customer service that my spring was broke. The garage company can to my home and said I was not covered. However I still had to pay $75.00 service fee. When I spoke to the Rep she should have said that I was not covered. This is taking money from a customer when they know that they are not covered. Have had several repair requests for my 2 homes in the past couple of years, and haven't had a single one go smoothly. Most recently, my HVAC stopped work on Mar 29, and as of Jun 5, it's STILL not fixed. AHS and their contractors are some of the most incompetent companies I've ever had the displeasure of dealing with. They first routed the work order to the wrong type of contractor, who then closed the work order without any word. After re-opening the work order, it took the HVAC contractor 2 weeks to come just to inspect the system. They determined that the compressor was bad, and then it took AHS more than a month to order the part, during which time they closed the work order, which I... Read More

TERRIBLE company! Wanted to cancel my policy because when I scheduled service to fix a covered ceiling lamp, the electrician didn't have a ladder, so he said it was inaccessible! When I asked to get another service contractor, they said I had to pay another $100 deductible! So when I asked to cancel, they offered me a cash out, which means I could hire my own contractor and get reimbursed. I hired my own electrician who had no problem accessing the light, then only charged me $125. I turned in my receipt, and after a month never got my reimbursement. When I finally called, I was told it was rejected. So I paid for an extra two months when I wanted to leave 2 months ago, then to add... Read More
