Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have cancelled my service in June 2019 after my air conditioning unit needed service. AHS took almost 30 days to somewhat fix my AC unit. I had to call another company to fix my unit. The company they sent was A+ and they had no idea what they were doing. They wanted to charge me for Freon. Freon is not cheap. I explained to them that if Freon is needed then there is a leak and they would need to find it. Nothing happened no one called no one came. This company is continuing to bill me for a product that I Have cancelled. Spoke to Cat says that she will escalate this call she was to call me back in the morning. Mo call received and I have made several attempts to contact her back as I... Read More

Ridiculous! This was a simple remove and replace of a $12 lint screen. I should have just fixed it myself but I wanted to be sure that there was not any other damage to the dryer. So I called American Home Shield. They sent a technician who did not have the part even though I told them what it was at the time that the appointment was made. He said he had to "order" it. That was another 2 weeks. When he finally came back to 'fix' it I was out of town and my daughter believed him when he said it was fixed. The next day she called me and sent pictures after drying one load of laundry. I don't know what the guy was trying for do. Save 5 bucks maybe. He only replaced half of the lint... Read More

I paid extra to have all my appliances covered including the refrigerator. I have been a faithful customer for 11 years and today when my refrigerator died they told me it wasn’t covered. I read them the part in the contract where it says it was and they said no I would have to pay extra. I told him I already was paying extra and I wanted to talk to her supervisor. She said she would escalate it to the Escalation team. I was on hold for 20 minutes when they disconnected me. All the rest of the years they’ve been good now they’re nothing but trash. I’m going to cancel my insurance shortly.

NOT WORTH IT AND TERRIBLE CUSTOMER SERVICE!!!! The average call that you make, and it takes several, is at least 20 minutes. Clearly the company handling the calls is not based in the US. We had an issue with our pool heater and ended up replacing it ourselves. My current issue is with my washing machine. It's already been 1 week. It's still not fixed. I got 3 different answers from the same person that I was just on the phone with for 32 minutes and then she hung up on me when I asked to speak to a supervisor and I STILL don't have any idea if the correct part has been ordered to fix my washing machine. They probably do this to get you to just have it repaired on your own.

This is the worst home warranty company I’ve ever dealt with. My family and I have been without A/C for the last 3 weeks in the month of September. We’ve had multiple 100 degree days. We called on Aug 30th to report the problem and a company was sent out. They said our compressor was out and needed a new one. Two weeks later I called to check the status and AHS has yet to order the part. Here we are 3 weeks later and still no A/C. AHS never called us. We had to call them 3 different times to get something done. Stay away from this company!!!! We will definitely be looking for another company once this nightmare is over.

Beware!!! This company does not live up to what they are disclosing on their contract. Their contractors works for AHS. In fact, when I asked the technician that came out to do the inspection, he stated that most of their work comes from AHS. They also refused to give me another contractor when that company they initially recommended had so many bad reviews. I would cross out AHS completely. I canceled my plan immediately. They were a waste of money and I lost 100.00 service fee. Denied my leaking water heater claim. They are NOT the no. 1 home warranty company as they claim to be. As a realtor to a fellow realtor and broker I would not pick this company when you are adding... Read More

This warranty is worthless. I had a (covered) washing machine fail. The technician who came out said that it was due to old age and simply worn out--he was surprised it lasted as long as it did. But the technician's business office said that the failure was due to "overloading the machine." I got a second opinion from another contractor, and the technician said the same thing--just wore out after 20 years. He was surprised it lasted that long. But that contractor's front office doctored the report to claim "customer abuse" so that AHS wouldn't have to pay a claim. The contractors rely on these inspection referrals from AHS, and if they recommend repairs too often, this source of... Read More

Make sure to read your contract before signing, so many things they do not cover that will cost you more money. It takes days to get a call from the contracted party and then another few days for them to fit you into their schedule, turnaround time is horrible. Also the people they contract out for the work have go to be the worst companies to hire because things never get fixed properly. They must be deleting negative feedback or filling in their own positive reviews because the ratings show far to high and I have seen them have lower stars and then have 5. I do not recommend this company and canceled my service today!

worse company for any repair they make you wait for 4 days to send plumber so he can tell you clogged is not covered and broken valve is not covered. so you have to pay for us just showing up to tel you that nothing is covered . i would ever use this company. just save your money and pay directly to plumber to fix your issue its cheaper and safer.

Terrible experience trying to get A/C repaired, 4 contractors 12 days none did work kept kept A/C side needs plumber and plumber said A/C, calling AHS customer service and escalation for 6 days still not resolved, tenant threatened to move out had to hire 3rd party non AHS contractor in California. I can't recommend anymore. I was also charged 2 service fees with no attempt to repair, each contractor reports "not my job." Still no A/C during hottest time of years. What would you rate??
