Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Very similar to many other comments. We had them for two years. The customer service is horrible due to the fact it is offshored and the service agents outside of the US have no customer service oriented mindset. They follow a script and steps A through D - never mind trying to get them to go A to Z. We had a sagging sink issue that we initially thought was a leaking pipe. Plumber pointed out it was sagging sink. He did no work, yet we were charged the full fee for "services rendered." Even the plumber advised he did no work so we would not be charged. We contested the billing and was denied. I had also had several other experiences I can talk about. It took them over a year and... Read More

For kitchen drain stoppage, AHS sent a plumber, who asks for an access point. I told him previously plumbers opened the J bend and snaked through it. Generally, access points are outside the home and are installed for the public sewer system. Mine is well and septic. So AHS denied doing the work. It was very upsetting and had to cancel the warranty.

AHS has terrible customer service. I had a claim for a water heater. It had to be replaced which they covered but I was never notified I would have to pay $500 that day. The local vendor they used was great. They kept me informed but it was impossible to ever get anyone on the phone at AHS and it's unacceptable that I was not notified of this out of pocket cost.

Terrible customer service. They do not take any responsibility or accountibility to resolve a recall issue. I have no heat last 2 weeks.

Avoid at all cost. This is probably the third time I owned a policy with them, never had an issue with minor repairs before, however almost 2 months ago my HVAC went down while on coverage and they did not approve the repair stating 'pre condition issue" and wanted me to cover $4200 myself, the unit was refilled for a refrigerant however the problem now was the coiI, I argued and waited for over a month before I had it repaired myself for less amount that they contractor wanted at first and now they do no want to reimburse me. Expected me to be without heating while we had temps on the single units. It has almost 2 months since this started and honestly they do not care nor appreciate... Read More

The absolute worst!!!!! I had a tech come out three times to fix a cooktop and it still doesn't work. When my heat pump needed fixing, in January and it was cold, I was told I could wait for two days before getting help because it was not officially 32 degrees out and that is what the temperature had to be in order for me to get immediate service. It would be a minimum of 48 hours before anyone could come out. I had to call another company to get service and pay out of pocket. When giving a phone review after talking to a representative, there are now only two questions; one about the actual service and "how well could you understand the representative?" Should that even be a question?... Read More

Worst company ever! Good luck needing to speak to customer service. I’ve been with AHS for over 7 years but just switched to Choice after one too many horrible experiences. Horrible company.

Had American Home Shield for 6 years for 2 of my properties, but these past 2 years have been horrible. AHS connected me with a contractor who was incompetent and may have caused a fire to our house if we didn't ask PG&E to inspect the contractor's job. PG&E informed us the job done was hazardous, didn't meet code and had to be redone. Lives were compromised! I informed AHS of the issue and they still demanded their $100 deductible from me. That was just the last straw. AHS was heartless and didn't deserve our business any more.

I am a costumer and used to be good maybe until 2017 but after that they change the way they offer services, replacement, is horrible. They say they replace and at the end they charge you to replace your water heater $1,350.00 that you have to pay to the plumber for a covered service in their contract so if you asked for cash out they give you like 700 dollars that don't even cover the water heater that you currently have at your home. After Covid trash service, bad technicians that have not idea what they are doing.
