American Home Shield provides outstanding coverage. Almost uniquely, it warrants appliances and systems even if they have been improperly installed or previously repaired. American Home Shield covers 21 Systems and appliances, far more than most of their competitors, and fully covers 11 of those items. The rest generally have a $3,000 maximum. Unlike many of its competitors, AHS covers washers, dryers and refrigerators as part of its basic plan. There is no limit on the number of AHS claims that customer can file over the year’s contract, either.

American Home Shield has been in business since 1971, making it the oldest player in the home warranty industry. In 1989, the company was acquired by ServiceMaster, an established firm that also owns Terminix and Merry Maids. American Home Shield is accredited by the BBB and has a B rating. It has over 1.6 million customers. As with nearly every other home warranty company of any size, negative reviews far outnumber positive ones. In 2011, the company agreed to settle a class-action consumer lawsuit by setting up a special office to review claims that were allegedly wrongfully denied. The company appears to have moved past these legal problems now.

Subscriber for over 15 years and couldn’t be more satisfied. Major fixes and replacement TS over the years and most importantly when things were complicated or there was a conflict, resolution was ALWAYS well resolved in conversation with staff and supervisors!!

This rating would not allow me to select a lower number of stars. They found a way to reject my claim despite my pointing out the language in their contract. Would NOT recommend them to any user!!!

Very limited coverage. Vendors sent on two occasions fell sort of doing what we have envisioned. One vendor for a HVAC call added 2 lbs of R22 that was not necessary and charged us for this. Not very happy with that service call and indeed the original problem was never solved. ReKey service is sort of a joke. No one called after an online and a 2nd phone call request were submitted. I will shop elsewhere once this policy expires. Had very good luck with 2-10 Home Warranty in the past. Will revisit them in 11-months.

In previous years, AHS had a very efficient and reliable system for documenting a problem and getting their contractors to contact the homeowner. I've had to use the service twice in the past year, and both times it was a massive exercise in frustration. The only contact information they ask for on the trouble ticket is email, and neither of the contractors ever contacted me via email. It took literally WEEKS before they contacted me via phone, and then were confused by the lack of information AHS sent them. This is because the new AHS online system no longer asks for any information from the customer beyond the broad overview (is it a leak? The end). Whatever they think the new online... Read More

We bought an older home. After a year the hot water heater broke and had several electrical issues. Contacted AHS and within a business day their service provider contacted us and took care of everything. They are the best!

I have had AHS for a number of years now and I recently had to call them on an issue. I don't like the fact that they do not call you and follow up as to their findings or results, unless you call them.

We have had our service with American Home Shield for the past 5 years and for the past three years it has been a living hell starting with my Plumbing they want to charge me $500 to install a cleaning start in which a friend of mine help me fix it for under $15 now I call American Home Shield out again for another plumbing issue and also asked if they could check on that plumbing from my washer they stated that part has been excluded , because the clean start was not installed by professional plumber. So as of today I will be cancelling my contract is signed and returned
