Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

We've been with American Home Shield warranty for at least 20 years and recently have become dissatisfied with them. Story short: they changed our coverage with no notification that we can find. Our AC/Heating unit needed freon and apparently that no longer covered leaving us to pay $300.00 out of pocket. My question is, “Why are we paying a monthly fee if we have to pay out of pocket expenses for simply issues—such as freon?” The vendor that they provider wasn’t available for at least a week, and we had no recourse. Finally, we asked to speak to the a supervisor, and they wouldn’t put one on the phone to receive our concerns.

I have been with AHS for a few years and never realized how awful they until I started having issues with my A/C units. They did everything to avoid replacing the units even though every repair company that they sent told me that the units need to be replaced. This has been going for the four years since 2019. They came out to service my unit ever year since 2019 July 12 2019 June19 2020 June 30 2021 June 17 2022 August 24 2022 and to know surprise April 11 2023 They refuse to replace my unit never call you back like they promise . I have been with AHS for a few years and never realized how awful they until I started having issues with my A/C units. They did everything to avoid replacing the units even though every repair company that they sent told me that the units need to be replaced. It has been a two year saga and finally decided that the best option is to switch. I advice all those looking at this company to avoid it and look for another company

Filed a claim for my refrigerator on June 6,2022. After many failed attempts and two repair contractors my refrigerator is still broken. Now I’m out of the 100.00 deductible. I don’t recommend at all!

American Home Shield home warranty is poor and unprofessional when it comes to plumbing services in the Seattle area. They contract with NW Sundance Plumbing which has been AWOL on a service we requested to restore hot water flow in our house, for 3 months now. American Home shield has not been to offer updates, follow up with the company or in any way remedy the long delay in service completion. When we suggested that we can call a plumber to complete the job, they refused to cover the costs for that and insisted we only use the plumbers they contract with. Their plumbers were not answering our calls, giving any reasonable updates on expected dates of service completion. Its been 3... Read More

My a/c is not cooling and AHS is claiming I have "modifications" needed for replacement of coil and compressor which are fully covered. I cannot seem to talk to anyone who can tell me why these modifications are needed. "Escalated" call twice and was told they would put me through and was cut off.

It amazes me the high rating I see here for AHS. I have had few service calls, some of AHS vendors try finding issues that AHS would not cover so we would pay out of pocket. Replaced few items with different companies and pay less than what theirs would have asked for my out of pocket. My worse experience was with the water heater. It was replaced and as of now, I did not get an explanation from AHS of the out of pocket I had to pay. More than 5 calls and the response was, I am calling the company, I am sending an email - all with a 48 hour turn around that never happened. I am in this site as I am searching for a better Home Warranty to cancel this one and take my loss.

Just a scam company! Plumbing issues home Shield will give you the run around and will never fix the problem! How do I know this well I’m dealing with them right now takes months to fix a leaking shower! Will send you a plumber from another city over 100 miles away need a part for the repair oh I have to go back to the wear house over 100 miles away and take months to fix the problem! They hope you just for get about it and pay to fix it yourself.

I am not a fan of American Home Shield. They dispatched a company to fix a dryer that was purchased in 1991. Three months and three additional service calls later, the dryer is still not fixed. The companies with whom they contract are hit or miss. On top of that, the customer service is absolutely the worst. I will give credit to their first line of defense. Those people have to deal with angry and frustrated customers. But the policy of the company to continually defer complaints and resend and resend and resend and resend a repairperson without achieving a repair is insane and does not constitute the company living up to its end of the contract.

AHS was my home warranty when a furnace in a rental until went out in January 2023 (it was cold outside). They quickly selected a local contractor to get a replacement installed. I did not have a choice in the contractor. The contractor quickly told me the new furnace was on order. After a few days I called to check on the furnace order but nobody answered the phone even though I called multiple times and left multiple messages. I called basically every day for two weeks with no one picking up the phone; I thought they'd gone out of business. Then I started calling American Home Shield daily. The AHS rep also tried to call my contractor each time they tried, they got no phone... Read More
