American Home Shield provides outstanding coverage. Almost uniquely, it warrants appliances and systems even if they have been improperly installed or previously repaired. American Home Shield covers 21 Systems and appliances, far more than most of their competitors, and fully covers 11 of those items. The rest generally have a $3,000 maximum. Unlike many of its competitors, AHS covers washers, dryers and refrigerators as part of its basic plan. There is no limit on the number of AHS claims that customer can file over the year’s contract, either.

American Home Shield has been in business since 1971, making it the oldest player in the home warranty industry. In 1989, the company was acquired by ServiceMaster, an established firm that also owns Terminix and Merry Maids. American Home Shield is accredited by the BBB and has a B rating. It has over 1.6 million customers. As with nearly every other home warranty company of any size, negative reviews far outnumber positive ones. In 2011, the company agreed to settle a class-action consumer lawsuit by setting up a special office to review claims that were allegedly wrongfully denied. The company appears to have moved past these legal problems now.

We needed our washer replaced and had a technician out to see it within a day of calling in our request. Once we chose a payout, it was processed a day later and payment arrived within ten business days. We are pleased with the speed of service.

Horrible customer service. I am shocked that you are still in business! I am still waiting for my dishwasher to be replaced and it is sitting in a warehouse because the delivery guys said they are not plumbers and upon leaving my home they told me they would hold my dishwasher in their warehouse for 10 days and good luck. THAT'S IT! Then NOTHING from the company 48 hours later. Now I am being told I need to pay ANOTHER $125 trade fee for a plumber. No communication from AHS at all!

My recent experience was not great. Water was leaking through our ceiling from the upstairs shower so we paid for a plumber to come out. He immediately cut a huge hole in our ceiling and told us it was the shower gasket. He then left and AHS told us they wouldn’t cover it! Fortunately a friend came and had a look and just lifted the drain cover off our shower and fixed the problem with a sealant. There was NO NEED for anyone to cut a hole in our ceiling. AHS sent someone to cover the hole, it was a botch job because in the small print ‘they only have to do a rough finish’!! I now have to pay someone to finish the ceiling job. Financially, it's a good thing to have. But it may take a lot of time and steps to get something done. For instance, if you have a leaky pipe, don't expect a handyman to come out and fix it all in one swoop. Instead, expect several busy specialist who are sometimes difficult to get a hold of to come out and take turns to get it done. We had a leaky pipe that went down to our neighbor downstairs. 1) Even though it's my pipe, AHS won't cover anything in my neighbor's unit, which means that the damage done in it came out of my pocket (and I have the best package available). 2) The plumber was happy to cut a hole in my neighbor's ceiling, but because he's "just a plumber", he said he... I took out this home warranty on a whim really. I had received mailings from American Home Shield and a couple of other home warranty companies. I checked all the reviews and decided to give them a try, I have always done all my own repairs as I am pretty handy but as I have gotten older and after numerous back surgeries it was getting harder and harder for me to do much of anything. AND WOW little did I know only a couple of months after taking out this warranty my heat pump went out. I had absolutely no hassle from AHS and since have recommended them to most of my friends. I have been a customer for over 25 years. Service used to be much better and that's what kept us renewing our contract year after year. In the past few years the service has deteriorated. The wait times on calls to the customer center are horrendously long. The staff is very curt and to try to get someone to be sympathetic is a miracle. I just cancelled. Their contractors are not as good as they used to be. I recently had a plumbing issue and they left me literally hanging out to dry. Not only did they not perform the repair, the contractor possibly caused more damage. We own three properties and have now decided not to used them at all.
