Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Whatever you do, do not buy a contract with American Home Shield. They are crooks. You can not talk to anyone in the US for customer service. They refuse to let you talk to a Supervisor. Last month they replaced a bathroom faucet and covered the entire cost. This month the other exact same faucet needs to be replaced for the same problem, and they will cover less than 1/2. They have terrible reviews on Yelp and a bad rating on BBB.

I just fired this nightmare of a company and I strongly advise everyone to shop elsewhere for their warranty needs. Their selection of service techs is incredibly weak and limited and once they assign a tech to your job they will not change it regardless what challenges arise because they are locked into their 'process'. What has to be their weakest element is their customer service agents who seem to all be at some off shore location and read their scripted empathy with zero authenticity and have no intention nor ability to actually do anything to SOLVE OR RESOLVE your problem. They will argue with you if you ask to talk to their manager, demanding a 'good reason' to talk to their... Read More

This company is the worst! They have decided that they are only using one contractor for all their work. This company's customer service is terrible and if you are lucky enough to get through to actually speak to someone, they have very little to no information to give. They take forever to come out to diagnose the issue and don't seem too concerned that you don't have a working furnace or AC. I've had the displeasure of having to use them twice. This last time, my central air wasn't working right and I called American Home Shield to set up a service request. I told them that I wanted someone other than Whitney to come out but was told that they were the only ones AHS uses. So I was forced... Read More

HORRIBLE!!! Work order was opened 7 APR. Had to wait for dispatcher to look at issue (A/C) by this time it's close to May. Found out that I had to pay $1850 to AHS for compressor which was initially NOT ordered, then ordered only after dispatcher asked me to assist (contact AHS) with tracking down. The wrong part was ordered by AHS, now it is the end of MAY. Dispatcher reached out to me AGAIN to contact AHS to assist with getting AHS to order correct part. When I log onto my account, I see that the Dispatch was already closed. I asked AHS why it was showing closed (resolved) and they stated the dispatcher closed it. I pointed out that would be impossible if they were still waiting... Read More

This is the worst company ever. I have been charged by them incorrectly, I called them to try to fix the problem and they said someone would call me. Of course I haven’t heard from them. They have already not covered two things they are obligated to according to our contract. Even the workers that come out say they are the worst. I gave a one star because I can’t give negative stars.

I have had AHS for the last ten years. The current contract has a limit of $5000. for repair or replacement of HVAC system. I had one replaced last summer and it cost me over $13000. AHS pair $441. as my AC unit was over ten yeas old. Had a refrigerator stop cooling and was told no parts were available. Cost of replacement $1100, AHS paid $385. Well pump coverage is $1500. I had to replace a well pump last year at a cost of $9000. New contract has an increased premium of $98.32. up from $76.00 AHS is a rip off from the word go. I do not recommend AHS

OMG!!!! This is the WORST warranty company to ever exist. If I could give them anything below a 1 I would. Terrible service. Constant lies. Sending out subpar people to fix out dryer, 6 times and it’s always the same incompetent company A&E. Then they keep charging the 100 dollar fee for the same people to keep coming back out with no results. Again, the same thing with our plumbing. Incompetent company who finds incompetent “professionals”. But yet the want my money each month only to offer and produce nothing. Dissatisfied all the way. I am currently researching to find a company that produces every time. Especially if I’m paying them. They are cancelled. DO NOT WASTE YOU TIME and... Read More

Save your money, AHS is as bad as the service companies they contract with. When I requested service on my water heater AHS sent a plumbing company to my home that had a customer rating of 1-1/2 stars and had numerous BBB complaints and on top of that this company wasn't very honest and truthful. I ended up contracting another plumber to come in and give me an honest appraisal of the situation that was going on with my water heater. When I contacted AHS to inform them of the situation that took place at my home I got nowhere with their call center that is located in some other country than the great USA! The AHS customer service is very hard to understand and are instructed to deny, deny,... Read More

We have been trying to cancel our warranty since the beginning of 2023. They charged our American Express without prior authorization and then started billing us $100. If we wanted to make a claim we couldn’t because of this $100 they said we owed. They did the same thing 2022 and we reluctantly paid it or had no coverage. This year we found another home warranty, canceled AHS, had to talk to American Express to have their charge removed twice already, now it’s on there again, $675! This is notice, we do not want your warranty, there was nothing wrong with the service except for the $100 you said we owed. Cancel your policy on our house, refund our money, we have not used your policy this... Read More
