Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I contacted AHS on a Tuesday due to problems with a water heater. The plumbing company couldn't come to check until Friday. When they came on Friday th e mandado told me that I. needed a new water heater and that they couldn't come back to install it until the upcoming Thursday. I asked him if he could when I was off and was told no. I had to pay $75.00 for just that! I got a bill for another $75.00 for the day they came to install it. I thought one only pay a one time fee for service. Coming to tell what I already knew is not service!

The response time was good, the problem I have is we paid the contractor the service charge and additional charges but because the contractor hasn't paid AHS you are coming after us and not the contractor whom we paid. This should be your responsibility to get it from your companies not go after your paying customers.

I purchased an older home that had been remodeled, and the home warranty was included in the purchase. I have had to make more claims that I expected to! So far they have been very responsive and the service providers have been very good. They have not covered as much as I would have expected, but it was all completely spelled out in the contract if I had just taken the time to read it. I have been happy with the service, and I do expect to renew when the initial warranty period expires.

As I type I have been on hold with AHS for over an hour. I am on my 9th hour of being on the phone with them on hold or otherwise because they can not take responsibility for the horrible contractors they have on contract in the Nashville area. Going on week 4 than 5 by the current looks of it without a Washing machine, I am a disabled Vet at 90% & have 3 kids & do work full time also. AHS takes no responsibility just wants the money. There is limited to no assistance with issues you have that are constant and on going. This time I am going to the BBC on because of the utter disrespect shown on the Appliance replacement department verbally, have no sense of urgency only to use the same... Read More

When I was able to talk to a customer service person they were very helpful. What was not helpful and very irritating was being on hold for over 30 minutes and hearing every two minutes that my call was important. If my call was important someone should have answered the phone in less than 30 minutes. I did try and do it online but it was thrown out for some reason. All the people that I finally talked to at AHS were more than helpful. What was not helpful and totally irritating was voice mail hell.

Took over two months to repair our central AC. Once they agreed to switch service vendor the repair was completed in 3 days. Not sure what premium was, our realtor gave us the warranty. If you are any consumer business you have to have a phone system that does not put customers on hold for hours on end. We basically are of the opinion that American Home Sheild just wanted to make the process as painful as possible so we would eventually just walk away. Our experience was buyer beware with these folks.
