American Home Shield provides outstanding coverage. Almost uniquely, it warrants appliances and systems even if they have been improperly installed or previously repaired. American Home Shield covers 21 Systems and appliances, far more than most of their competitors, and fully covers 11 of those items. The rest generally have a $3,000 maximum. Unlike many of its competitors, AHS covers washers, dryers and refrigerators as part of its basic plan. There is no limit on the number of AHS claims that customer can file over the year’s contract, either.

American Home Shield has been in business since 1971, making it the oldest player in the home warranty industry. In 1989, the company was acquired by ServiceMaster, an established firm that also owns Terminix and Merry Maids. American Home Shield is accredited by the BBB and has a B rating. It has over 1.6 million customers. As with nearly every other home warranty company of any size, negative reviews far outnumber positive ones. In 2011, the company agreed to settle a class-action consumer lawsuit by setting up a special office to review claims that were allegedly wrongfully denied. The company appears to have moved past these legal problems now.

I have had AHS for 3 years not and it's paid off big time. My central air & heat went out during a really cold spell. They sent someone out and it was fixed in a short time. I only paid $75.00 for the repair. Several parts were replaced, which would have cost me several hundred dollars if I didn't have AHS.

I had been an American Home Shield (AHS) customer for over 9 years. As my home was fairly new at the time, I had very little need for service. Now that some of my “covered” systems are needing attention, I am finding my home warranty looks like Swiss cheese, with my needing to outlay large amounts of money for items I had thought were covered. The past two repairs for "covered items" with AHS have left me with a VERY bitter taste in my mouth. It is a combination of AHS and the service companies that they select to use. Consistently expert service with ease of arranging times for completion of job. There is an ease of scheduling with very little wait time to receive a call back. The technicians are well versed in diagnosis of problems and efficient in making repairs. If items need to be ordered it takes a very short time with expert scheduling from the provider. I got AHS when I purchased my home. When I had a leak in my kitchen I took the drywall off and found that when I had put screws in the wall to hang a picture, it had gone through the water pipe. I called AHS and told them about the leak. They said they would send someone out. The man arrived, looked at the holes in the pipe, said it wasn’t covered under my AHS policy, and asked me for a few hundred dollars to repair it. I told him no, I would do it myself then. He shrugged and said I had to pay him $75 for coming out anyways. He did nothing and yet I was supposed to pay him? I told him to leave. I've been using AHS since 2006. I've had very good results with them. We've repaired or replaced the following: garbage disposal, microwave, refrigerator, and leak in master bathroom. I had 1 (one) problem with a repair company concerning ceiling fans; the blades began breaking off. He advised me that he couldn't fix the fans as we didn't save the blades. In addition, he said he'd NEVER seen blades break off a fan! I thought I'd read an article concerning A/C in that AHS would only cover $1,500 to replace an A/C unit. I phoned AHS and the operator became indignant, explaining that was not true. So, I've been happy with AHS

Our air conditioning unit was not cooling properly on April 15th. I requested service from American Home Shield, our warranty company, for the air conditioning unit. They sent me an email on April 18th saying that they would send out a contractor who said that there was a leak in the indoor coil and one of their specialists was going to contact me about solution options after that weekend. He said that he was going to check the outdoor coil. I noticed that he was releasing Freon from the outside coil into the air. If you need a company to warranty your home DO NOT use this company unless you only want to cover non-essential potential problems. If you want to cover a leaky faucet, or anything that you are prepared to live with for days or even weeks then you might like the services, but if you want coverage for an essential home appliance then you should look into someone else. Don't waste your money. Our first and only experience was very disheartening. Appointment was made with appliance repair company who never showed up, never called and never responded to voice messages. When call made to AHS to find out what happened, we were informed that the contractor had to cancel and another company would contact us in the next 48 hours to reschedule. We emphatically advised them this wasn't acceptable and were told it wasn't AHS policy to have to make phone calls to the clients when cancellations occurred and it was all done via email (one of which we never received.)
