Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have had AHS for a number of years and I have found each year, the customer service provided by AHS, and the pool of contractors they use to handle the warranty work has declined. I used to be able to get next day service on most issues but now, it take 2-3 days- sometimes longer. When you have no hot water or a plumbing issue, that's really not acceptable.

The initial service call and arrival of technician was outstanding. Technician did not have part and ordered it. Took about a week and a half to get part from AHS, a little too long to suit me. Technician can back the next day after part arrived. Did not fix washer. Technician declared that it needed to be replaced. This is were I give failing marks to AHS. First, the devil is in the fine print and I understand the need, however, it caught me off guard. AHS does not have to replace with same washer accessories or color. I can understand now as they may no longer be available. However, the washer offered was not of equal match to the one I had. I elected to not accept their offers and take... Read More

AHS has been great. The various service companies, several of which I have used for years, all did a great job, were efficient, effective, and timely. AHS is a great value, and great security for my home.

i have been waiting 2+ weeks for a plumbing repair. The company that AHS sent out did not have the parts; they said they had to order them and would come back in 7-10 days. I have not heard anything from them. If they are having difficulty getting the parts, they could, at least, call me and tell me that, especially that they collected the service fee! Meanwhile, for a service call on my dryer, Sears Repair told me that I did not owe anything because the vent was the issue, not the dryer. However, I have received numerous dunning emails from AHS, eventhough I called them and explained the situation.

Beware!! They do not guaranteed same day service. I live in Arizona, it's 100+ degrees, I was told I have to wait 24hrs!!! to get a tech to come and fix my AC. They do not have 24/7 companies that they send work orders to. Go elsewhere. Will save you the headache.

I am very disappointed that it is virtually impossible to get anyone on the phone to talk to you!! I waited 3 times, once for 45 minutes, once for an hour and 15 minutes items and again for 45 minutes. Eventially I called again and after 45 minutes I got a live person! And my only question is i kept getting emails from American Home Sheild telling me i owed them $125.00. I actually paid the people who performed my service the $125.00. When I eventually got through the lady I talked to said my account was clear. Since then I have received another email telling me my payment is over due. One other concern I had, it took two weeks to get a microwave replaced! That is totally unacceptable! I... Read More

It was the hottest day of the year here in Las Vegas; 117 degrees.... and my AC went out, frozen unit needed Freon. The first company sent out, determined the problem but left stating that they could not come back to add the freon. After calling AHS back and letting the know the problem, the operator assured me that i would not have to pay the original company as they did not help, while she called other companies in the area (its now 5 pm). She did find me an appointment the next morning at 10 am. Needless to say, all was fixed, and I owe a debt of gratitude to the AHS operator for woring so hard to find me a fast repair company.

I am on this site researching other home warranty companies. I have had AHS for many years and had previous good service. First off my AC Trane unit stopped working the hottest week of the summer. When the tech came out he advised the unit was shot and that I would need a new AC unit. He also told me there could be an additional cost of 200.00 because the pad the unit sits on would have to be replaced and it was not covered. I paid the additional 200.00 the day the new unit was put in and realized a new pad was not installed. Also, the reviews for the unit that AHS replaced my Trane unit with was less than good. I also had a toilet that was leaking so I had turned the water off.... Read More
