Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Contacted AHS when thermostat malfunctioned. The next day a tech from Cutting Edge inspected the thermostat, and then climbed up into the attic and inspected equipment there, spending approximately 30 minutes total. The tech took our thermostat (which he claimed was OOC) and said we needed a couple of parts replaced that they did not have on hand. The outside temp at the time was in the mid 90's and my wife advised the tech that she has a serious medical condition that would be much exacerbated by having to remain in a hot environment. Additionally, she contacted Cutting Edge directly to ensure those concerned with our repair request aware of the need for earliest repairs. At that... Read More

AHS has been an excellent service for me overall. I have now gotten a warranty on all 3 of my properties. Some of the subcontractors are better than others but overall they have been excellent. My neighbor recommended this and he has also had good experience. It takes some of the worry out of home ownership.

Poor customer service, unacceptable wait times, no managers or supervisors available to address concerns, terrible vendors who were rude and lacked any semblance of professionalism or courteous communication. The only time we received prompt attention to our concerns was when we threatened to cancel or contract. Would never do business with this company again and will advise anyone I know the same.

Great service. Great repair contractors and always on time as long as you request to not have Sears repair. They are terrible. I always request another company if AHS recommends them.

Have a very old air conditioner furnace system that quit this summer. Turned out to be the compressor. AHS sent new compressor but system still not right. Turns out it need a new evaporator unit which they replaced under the same service so I did not had to pay the fee again. About a week later, the compressor quit so they promptly sent out a rep and replaced a bad contactor. Still no fee. Works great now!

Good coverage in general, and response to my problem. My only issue is that their list of contractors was limited. With that said, I was pleased with the contractor that came to my house and analyzed the problem.

I have been withe AHS for too many year & I have had goog experiences as well as alot of bad ones with their choice of repair companies. I've had too many repeat repairs & even theft. But what gets me most is they cancelled my policy without notice & when I called them to reinstate the policy they informed me that the premium had more than doubled in price. I haven't had a claim in three years. Why??? I refered so many friends & family to this company but will definitely advise them to look for another warranty company.

Not reliable... , not reachable, not responsive, not responsible. I called for service. Was given a confirmation number and a contractor who was supposed to contact me. I received an email confirmation from AHS. The contractor did not call me. I called them, multiple times for over one week. No response. I called AHS multiple times as well. No response. Finally, after about 10 days, I reached AHS. They said they had no record that I had requested service. I had the confirmation email. They said, "well let's start over." I said no, and cancelled the contract. The sent me a refund, less a fee and prorated (NOT from the date I first called for service, but from what appeared to... Read More
