Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Terrible company. Totally unresponsive and it takes over an hour to get to anyone in customer service. I understand they have high call volume, but it's a daily/hourly occurrence for there to be over an hour of wait time. They is a terrible customer experience...hire more people! Additionally, I haven't been told, one way or the other, if my claim has been approved or denied. It's now been several weeks. Every time I call, I'm on hold forever and can't wait any longer. The vendors they use are terrible (some rated at D- with the BBB) and are also unresponsive. There is no point you could possibly give me to work with a home warranty company, and especially AHS.

I have had AHS service for several years. I don't believe a customer should wait more than a day to get an item fixed. But i agree with many other customers about the response time of the sub contractors. When I call in my problem to AHS the instructions state that the company assigned to the job will call you and set up an appointment time to come out. Well that NEVER happens. I found myself calling the sub contractors and they act like they have no idea what you are talking about. I am in the process of researching and asking questions about other home warranties. Hoping things will improve!!!!!

American Home Shield has been really good. In the first year of owning my condo (and waiving the home inspection), I've been able to get a couple of things fixed that would have cost a considerable about of money. There service providers have been really good, prompt in scheduling a visit and on time. I've had a really good experience, thus far. I wish it wasn't so expensive but I appreciate that they are willing to give me discounts.

Came to fix refrigerator. Had to order part. Took another week or so. Repairman efficient and very nice. I don't like the fact that we are now billed for the service instead of paying the repairman directly.

Stating that I'm EXTREMELY dissatisfied with this company would be an understatement!!!!! The wait time to speak to a representative is so incredibly long…just sad…The technicians that have been sent into my home for multiple issues have ranged from incompetent to flat out lazy! I will most definitely seek a new warranty company at the end of my current contract!
