Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

My most recent experience has been with an a/c unit. First, to get through, it was a 30-45 minute hold time. Once I got through, I had to explain how the previous a/c company they sent out said nothing was wrong, even though the breaker to the a/c unit kept tripping. We paid our $100 fee and then changed the breaker out ourselves. The a/c eventually died within 2 weeks. We called to have a technician come out to verify that it was dead. It was "set up" through AHS for same company to come out, as it was in the grace period of previous claim. Then the a/c company called to say that an electrician needed to come out to change the breaker. Explained that we had already done that. 4... Read More

This is the worst company I have ever dealt with. They made sure to charge my deductible the minute someone picked up the phone. It idid not matter that they did not do the service and instead sent a plumbing company that did not know what they were doing and left holes torn in my ceiling. I am reporting them to the BBB because they should never take my money and after I have paid them for over 2 years tell me. Oh we don't cover your type of pipes. I have coverage thru the water company as well and they refunded ALL my money sent to them because they could not cover the pipe. BUT the American Home Shield did not. They then continued to charge me after I told them I don't need them... Read More

Service from American Home Shield is inconsistent. I've been a policy holder for 17 years and they used to be very good. Recently I requested service for my air conditioner and got a good contractor who took care of the repair in a timely manner. In contrast, my washing machine nightmare began the first week of July and is still not yet resolved. Two different contractors came out; both incompetent and rude...one claiming there was an electrical problem in my home that caused the washer to malfunction. AHS sent out an electrician and ascertained the problem was with the washer. The original contractors, one of whom sent a falsified report to AHS, did not return. I made numerous phone calls... Not worth your time, money or energy. The absolute worst experience I've ever had in both making appointments and service. I've used AHS four times in the last year, they didn't cover a single claim and sent the worst contractors to my home. You are better off doing your own research, finding your own contractors. $75 each time you file a claim and WHEN (not if) it's not covered by AHS you'll have to spend more time and energy finding a new contractor to provide a second opinion. As an example: our A/C went out, AHS sent a contractor out a week later (during a heatwave). Their contractor quotes us $8500 for a new system. AHS didn't cover the issue. I found my own A/C repair company, they... Read More

The contractor did a good job. He inspected the problem and came up with a resolution. It took him several visits to complete the repair and we were very satisfied with the service.

American Home Shield's Customer Service is excellent but the vendors used sometimes are questionable. The company recently assigned to my A/C repair took way too long to perform the repair, over 3 weeks from start to finish. Their reasoning was simply their volume was too high to provide repair any sooner. Not acceptable when temps are nearly 100 degrees!

AHS responded to our request in a timely manner. Local contractors were good with ideas on how to rectify the problem - our air conditioner unit going out in 115 degree heat. It took four weeks and multiple attempts to fix when we collectively decided going the AHS route would not really result in a fix that would last - i.e. we would be calling the repair shop again as the parts for the unit were not likely to work well. It did meet the AHS requirements so we were in a dilemma - luckily the repair place provided a suggestion and a deal on a new unit that we ended up putting in (we were not expecting that bill!) but the good news is that the air conditioner works. AHS not really... Read More
