American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Worse Home Warranty company. I pay for two policies for almost 12 years and after numoerous claims to repair a stove for the same issue and several issues with getting a some one to repair the AC I terminated both of my contacts with them. The have the worse customer service! This company does not deserve a 5 star rating!

Service contractors are not dependable with swift service. Called on a Friday to report A/C problem, was given a contractor and he was heavily booked so could not come. He did say he would do all he could to come Saturday even though he had a full schedule. He never came. I called and left a message to call me. He NEVER called. Do not know if he will be Monday. Poor service. Said he had been out of town for two days and was behind. American Home Shield should have known this and referred to another company. Other contractors have performed service poorly.

I had AHS for 10 years, submitted approximately 4 to 5 claims per year, and had a mostly positive experience with the company. However, one experience finally made me decide not to renew my contract. My clothes dryer wasn't working and AHS assigned the claim to Sears. It took Sears two months, four technicians, and myriad phone calls to fix it. The fiasco with Sears was the WORST experience I've ever had with any company. I finally asked AHS to assign it to a different contractor, but they said there was no one else. Because I never want to have to deal with Sears ever again when my dryer breaks and AHS only uses Sears for this repair, I will no longer do business with AHS, either.

I had a contract for 4 years. AHS replaced my double oven, glass stovetop (glass only) and my washing machine. A few calls (no limit) for leak repairs. Received letter stating my yearly $599.80 has now jumped to $1,199! Funny how you are not told that there is a specific limit. Repeat! I have AHS for 4 years. 3 appliance claims and price is doubled FOREVER! Will now need to change provider as I am 71 and can’t afford this!

I will be cancelling your service soon and will be asking my family member to do so as well. My A/C has been out of service since 6/9 and when I called your customer service they gave me a return date for the Tech to come out on 6/18 and with the heat index here in Texas I might as well be dead by then. When I called CS they just didn't even seem to care and I found this very distasteful and annoying. I will be writing to the BBB on my complaint as well.

Buying a new or used home? Considering a home warranty? Thinking about American Home Shield ? DON'T DO IT !!! Don't believe the hype - AHS EXPLOITS new homeowners through its claims of offering insurance for maintenance and repairs on your home. We bought into the idea when we bought an older, bank-owned home. After years of not needing anything (that's what insurance is for, right?), we filed 2 claims in the last month and both have been rejected because the technicians couldn't find parts (they are no longer available from the manufacturer) so they FALSELY report the claim to AHS as broken/damaged due to "excessive force" or "misuse" by the homeowner. Add clearly states garage door openers are covered technician came out and said mine isn't covered because there is no cover on the motor, there was never a cover on it and now they won't fix it....I've had this warranty for years and it seems every time they send someone out they can't do anything...I'm Canceling!

I have had the worst experience with the contractor you sent to me to fix my AC in the heat of the Summer. I have been without AC for 2 weeks due to the 24 to 48 hours of submitting the diagnosis and getting approval from AHS. Not to mention the fact that the company they sent to me never returns your calls and do not speak English so it is impossible to communicate with them when they do answer. I have done most of the work that I have paid AHS for over 10 years to do. They came to diagnose the problem and then would not come back to do the repair until I paid them "out of pocket" with the exception of $10.00 a pound in the amount of $775.00 for 8 lbs. of Freon for a 20 year old... I recently had a problem with my AC unit and put in a request for service. There was a charge of 125.00. I received an email stating that a contractor would contact me within 24 hours. Twenty four hours later I did not receive a call. I called AHS again and was told if I didn't hear from contractor in 4 hours to call back. Four hours later still no call. I was then told that another company would contact me within 24 more hours, that didn't happen. I again contacted AHS and was authorized to use an outside contractor. I had to pay a service fee up front to this outside contractor of 95.00. I then reached out to AHS to see how I would be reimbursed, since I paid twice for 1 service call... Read More

Our home air handling system motor started making unusual noise. We called AHS and they had their local contractor, GSSN, send out a tech. The tech examined the fan motor. He said the bearing was getting hot and making the noise. He recommended that the motor be replaced. AHS denied the repairs since the motor was still running and they don't cover noise. I made repeated calls to AHS, had great difficulty even getting a person to speak with. When I finally spoke with a rep, she maintained the position that they will not replace the motor until it completely fails. My concern is that the hot motor might start a fire, the rep could not address that concern. Not very good.
