Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Highly Dissatisfied with American Home Shield contract performance. Customer since Nov 2017. 1st time utilizing home warranty Saturday 6/2/18 - AC not working. We are in Rockport, Tx. It is 95 degrees outside. Unfortunately, over a 48 hour period, after MULTIPLE phone conversations with contradicting information, high frustrations with “snarky” AHS operators, MULTIPLE requests to speak to a supervisor, a phone call to the corporate office, we have decided to cancel our contract. We never did get to speak with a supervisor. Our AC is still not working. AHS does not see anything wrong with only having one contractor to choose from (in their service area) that has very poor... I live in Texas, and my AC went out on the hottest June day on record-- a day with high humidity and head advisory by 7 am. We discovered the AC wasn't working when we woke up Saturday morning and we immediately called American Home Shield. We were told to pay the service fee and call their technician to schedule an appointment. The earliest appointment available was Tuesday-- 4 days from the outage. In Texas, you cannot stay in a home without AC when it's in the 90s, with high humidity, and with heat warnings. We called and tried to explain but was told by a manger that there was nothing AHS could do. They said they had 5 days to respond, and Tuesday was 4 days, so it was all normal. 5... Read More

Absolutely horrible. Don't waste your time and money. I've had this company for over five years, and they always send out the lowest bid, bottom of the barrel, half-ass, slap a band-aid type companies to deal with your problem. The latest frustration was talking to a representative who approved the claim, only to have another representative call me the day the plumber was supposed to show up (a week later), and deny the claim. They left us without a toilet for over two weeks and denied the claim twice for items I was covered for. They wanted us to pay another service charge to have another company come out to "access" the problem. So, I will get a bid from three well-known plumbing... Read More

Do yourself a favor and cancel any contract you have with this company immediately. Deposit whatever you are paying them monthly into a savings account and use that as your emergency repair fund. They have a ton of stipulations and exceptions why your issue or appliance will not be covered.

An older condescending Jewish guy was the tech(probably the owner of the company) AHS warranty dispatched. He came in and said that the drooping of the blades on my ceiling fan was caused by excessive force, not normal wear and tear. By googling causes of droopy blades on ceiling fans, one of the main causes is heat. In my case, the motor became overheated causing the blades to droop.....doesn’t sound like excessive force to me. When I questioned his decision, he became noticeably upset..... I guess because he is an industry vet with 30 years of experience. What good is 30 years experience if you are clueless? If AHS warranty sends a tech from(RLB Electrical INC - Snellville GA) to your... Read More

My AC started giving me trouble on Tuesday. I tried to submit a request for service on the AHS website but the website kept going down. So I thought no problem I'll just call so I submitted the request through their automated system. This was at 11am on Tuesday. Website says they'll assign someone within 15 minutes but no one was assigned until midnight (I know this because I got a text message at 12:18am notifying me). The company they assigned is no where near my location but I thought maybe it was a big company with a large working radius. They gave me instructions that they'd contact me within 24 hours to schedule service. Didn't hear from the contractor so I thought okay no big deal... Read More

First time we requested service was great. Second time has been horrid. Poor communication from the first contractor and AHS. We didn't know the dishwasher was being replaced until we called the contractor to find out what was going on a week after he said he'd contact AHS about replacing it. Then we had to call AHS about it. Finally received the new dishwasher a month after requesting service. It has been sitting in my living room for two weeks. The only company they have to do the install is to busy to do it. We've been told we have to spend our time to find someone and get them approved by AHS to do the install. Then we either get the company to agree to invoice AHS and wait for... Read More

American Home Shield sent out 1st tech to fix my central A/C. Repair lasted 4 hours. They send another, at another date, the 2nd tech, only for him to state that the unit was not repairable. Both of those techs were incompetent. I had company coming in with an infant. I took the initiative to hire a local company who had made the repair. American Home Shield will not reimburse me for that billing stating that I need a second opinion. If they already sent 2 techs, would that second tech (as stated) be the second opinion?
