Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

we have had a terrible experience. My parents had a service agreement for 8 years. My father died a month ago. We are selling the house. We had a home inspector indicate the hot water heater was leaking and needed to be replaced. I arranged a call and paid the $75. The service person came out and said nothing was wrong and left. This was the 3rd time in a week that a service person denied a claim and left costing me $225. When i called retention to ask why the denial, they wouldn't speak to me. I patched in my mother. They verified her and asked for email. She is age 80 and doesn't use email. I explained that my father died and he would have it. I gave them his most recent email.... Read More

On Thursday, 3/19 our water heater stopped providing hot water. I notified AHS and they assigned a local contractor, Lighthouse. Within a few hours he arrived and determined that a new heater was in order. The order was placed that afternoon. On the following Monday the new heater arrived and was installed, very well done. After the installation I looked up the model and see that I really have the least energy efficient model with the shortest warranty period, 6 years, not something I was expecting. For some reason I thought a mid stream model might have been provided. I have Sub Zero and Wolf appliances. Shall I expect OEM or no name replacements if they fail?

I have been a member since September 2015. I am presently paying $67 per month for this contract. When I first purchased the contract I thought I had bought a peace of mind. About 5 years and 6 months later now I am wondering why did I pay over $ 4000 in these past 5 and half years when they are not delivering on their service commitment? On February 25 I asked for repair of my kitchenaid oven. They assigned this to sears home service even though I told them that sears has gone bankrupt and I do not have any confidence in their home service. The Sears representative came on March 03 and told me that he has ordered a part with Kitchen aid. Weeks have gone by and no progress. When... Read More

AHSH has very professional personal to address the needs of the customer and more than anything they listen to your problems until the problem has been resolved and I like that.

I have been a customer for a long time and never had a problem with AHS, until now. March 2, set up appointment for stovetop. On 3/16 CD Appliance came, told me part had to be ordered. Would take 3 days to a week. Here it is 3/23 and I can’t reach the company and repair was not made. Your cust ser dept has not been a bit of help, 3 or 4 people said it has to be sent to escalation dept. as of today it was never done. Today, one person, Leo, told me it could take a month or two. He finally hung up on me. The last person I spoke to told me she was putting in another request for service to the same company. This company does not return calls, but this is the only way I did not have... Read More

Our gas furnace broke down in the middle of very cold weather. We called AHS and they contacted Thermex who took care of the problem. I was contacted by AHS regarding the procedure and they explained the process very clearly. Thank you so much for taking care of this quickly and efficiently.

we purchased a extra warranty for a hot tub. After a month the spa stopped heating. It is a old tub but thank god I have warranty. After hours on the phone and 2 techs latter they determined that the tub was not working before we got the warranty. How they determined that is unknown? I talked to both techs and all they said was it is a old tub and these parts will start going out. The discloser stated it worked before and I had it running. This seems to be a scam right now. All they could do for me is repair anything after I pay for it as long as I get a certified letter that it is working now. REALLY!!!!! This is a zero rating and will never use this company again, working on... Read More

We’ve been members for years. Most situations have been fixed and completed and we’ve been satisfied. But every year something goes wrong with our A/C, it’s 30+ years old. They’ve yet to replace it, just keep fixing it. Maybe this year we’ll get a new one? Lol

AHS created this page and made themselves #1 is what I think. I had them for two years and although when my dual stage A/C went bad, the tech said i needed a new system. Early Sept in Front maha temps were near 200. Tech says he recommended new system but AHS kept saying it could be fixed. So supervisor gets online and tells me to go buy a portable unit (the indoor type you vent out the window. Up to $500. I spend 340.00. And it only cools one room, so have to move it back n forth to rooms. Copy receipt and email it to them for refund. Email address is not valid. So called, explained situation- they claim it is valid. So I try several times from my system, my phone, my IPad, a... Read More

They sent a plumber out to advise they would not fix the leak unless we paid them $4000 to dig the hole. Still charged us the service charged. We paid someone to dig the hole and they still refused to cover it. I have been with them for over 18 years. Unbelievable
