Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

This complaint is being filed against American Home Shield of Virginia, Inc. (“AHS”) regarding a breach of contract related to a home warranty policy. I purchased a home warranty contract known as the “3x3 Combo” plan which became effective on March 23, 2016. Under the 3x3 Combo plan, both residential home systems and appliances are included as covered under the policy as of the effective date. The appliances covered include garbage disposals under the policy. Under Section A.2 of my policy, it states the following: “Coverage under this contract includes normal wear and tear malfunctions during the contract term (as defined in Section B). Coverage under this contract also... Read More

BE AWARE!!!!! AHS customer service in my estimation is a 1 out of 10. Horrible with little empathy despite the fact that two of their agents have told me that they are sorry that I have been given the run-a-round. They don't do not have a suporvisor that will take your call or an number if the incident merits such actions. I called over 10 days ago as my washer stop working and have yet to be contacted by a service agent to set up a service call. I have requested on 3 separate occasion to speak with a suporivsor or at least a call from one and have yet to speak to anyone. As I mentitled, BE AWARE as they are glad to take my money every month over the past 36 months but they are slow... Read More

I have tried AHS on a couple of different occasions, and have / had coverage on three different homes. I am sure that AHS is like the rest of the companies, but my experience is with AHS. I have placed calls for A/C, Heating, plumbing and appliance issues, and in most every case, the contractors used have been substandard in the delivery of their service. It is usually several days before the contractor can be at your home, and the standard operating principle that seems to be employed, is to get your service fee, and then to look for any way possible to not cover the repair. Should that fail, the company dispatched rarely has parts, and must order them. Thus, if you have a water... Read More

we have been loyal clients of AHS for the past 15+ years. However, we noticed in the last 3 years that the service has been sliding drastically and the fees were going up. AHS has no customer loyalty nor do they care about service. It seems the bigger the company becomes the worse they treat their long term loyal customers. I shopped for new service company and reviewed 4 top Home Warranty Companies. We are giving Choice Home Warranty a try and will be back on this site in 12 months to tell you ....."the rest of the story".

The latest contractor for doorbell. Contractor arrived on a timely manner and repairs the doorbell nicely. The contractor was very friendly and courteous. An appearance is not an issue other than wear service uniform appear to be cleanliness.

I have had this home insurance for 1yr now. I got it when we bought our house!! I have had to use it twice now, once for pluming and second for washer. They have been great. Easy to make a claim and the contractors called to schedule appt right away the next day!! And I have never paid more than my $75 deductible. I recommend this warranty to everyone. And every rep has been friendly. AHS ROCKS 💖

Our hot water heater leaked and the contractor responded quickly and repaired the problem. He also recommended the Dry Wall Service that we would need to dry the walls surrounding the water heater. We were pleased with the time it took to restore everything to normal. The contractors were very polite, efficient and punctual. They did a marvelous job of cleaning up when they were finished.

When we bought our new home we were delighted to learn that it came with a home warranty on all major appliances. Wow, were we naive. Shortly after moving in our refrigerator died. We quickly called American Home Shield (AHS) to see what could be done. They informed us that they would send a tech out to see if it could be repaired. The tech came out and told us the fridge needed a new compressor and dryer. He stated that he would forward his findings to AHS. Within 24-48 hours someone from AHS called us and told us that the tech stated that due to 3rd party tampering the fridge could not be covered under the warranty, no repairs would be done, goodbye. I called the contracted... Read More

Do not waste your money buying AHS warranty. Purchased an older home 6 month ago and part of the sales was that previous owners provide a home warranty to cover any problems that may happen the first year. Well Water heater problem called in for service, tech arrives on time, checks water heater and in 30 seconds tell me its not cover (because of no maintenance ever? I guess he has a crystal ball and can see that it has never been serviced, well I owned the home for only 6 month) willing to sell me new unit a brand that I never heard with only 1/3 less warranty than the one I have for a bunch of money. That same day spoke to AHS they tell me SOL I told tell them the idea of buying... Read More
