Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

After a year of paying premiums, I only submitted two categories of issues and had to pay $100 deductible for each category (Category #1: $100 deductible to replace a flapper in my toilet). (Category #2: $100 bc I could not get the lent tray to go into my dryer: the part which I had already ordered, and a microwave oven that a blazed when I turned it on burning the rubber on the door, and a range oven that overheated with an F10 code). While I thought the technicians that were sent out were skilled. my beef is with American Home Shield as a company and the excuses they make for not covering the burn on my microwave door calling it COSMETIC, although I can no longer use the microwave with... FRAUDULENT COMPANY. After paying them $3200 in premiums over the past three years, I finally had an opportunity to use them when my refrigerator stopped working. THAT WAS 90 DAYS AGO AND IT STILL NOT FIXED OR REPLACED! Only after calling them numerous times did they send out a repair team who said it was broken, but they couldn't fix refrigerators! Then a month later after many more calls they sent another team who said they needed to order a part, and when that part came in they said it still didn't work. After many many more frustrating calls, they sent still a third team out who said it was broken, but AHS told them they were not authorized to fix it!!!! AHS would not let me talk... Read More

I had them for 14 years with great service and I had to cancel them last year because they became rude and refused to fix or replace my pool heater and yes I had paid for the extra coverage for all them years. I understand that they changed management or something. They are a horrible company now. They came up with some BS claim that my pool has been neglected. I have had my pool under weekly service contract for 15 years, it is well taken care of and maintained. They just didn't want to pay for the $4000 cost to replace.

Absolutely HORRIBLE company and customer service The company could not get vendors to my home on the Service requests. Then they tried for decided that the item I was requesting service on was not covered. I don't understand since they added a small premium to cover the item in question. It was very confusing because they first said they could not find a vendors that was part of the program. In the end, they did not reimburse for the premiums I had paid for the added charge to cover. I asked numerous time if this item would be covered, accepted the extra charge, but when needed, they rejected my claim. I have since move on to a much better company. They CARE. AHS could less, all they... Read More

Absolutely HORRIBLE company and customer service. STAY AWAY. Our home had 2 emergency service calls (Furnace in the winter and a leaking dishwasher) and 1 routine A/C tune up that we requested. The company could not get vendors to the home on any of the Service requests. Then they tried for alternate vendors, but was unsuccessful. It was very confusing because the vendors that were part of the program did not even service my area, but yet they had no problem collecting $50 a month despite the fact they could not deliver on any service; routine or emergency. Spent numerous hours of my day with customer service trying to get someone to the home. Ended up just going with a local vendor... Read More

We have had AHS for over 15 years. They used to be awesome for customer service and dispatching knowledgeable and competent repair technicians. However I. March our GE microwave stopped working they replaced it (not with a like/similar model but lower grade Amana. Recently the “new” microwave has had a rattle/popping noise as the turntable rotates. I called AHS about this and was told I need to go to the Manufacturer for repair on this. Since it is under warranty. I asked How I am to do this without a purchase receipt since I did not purchase this. All I received was a hand written receipt from contact installer. I asked to speak with a Supervisor and was placed on hold. (Was on... Read More

Inefficient, take a month for contractor to submit report, drag for a month and still not complete the repair. American home shield has high service fee each time, and not enough networking contract company in this area. And the membership fee are higher than most companies. Most service ladies are friend, however one time did encounter a service lady not only not helping, not listening, not understanding, making assumption, using ironic laughing, and blaming everything on customers, included they only have 1 contractor in the areas. The experience was horrible, I won’t recommend American home shield to anyone.

Over the last year of having an AHS warranty we've had to use them 3 times going on 4 because of a recall issue. If anything I've learned over this time is what contractors not to use for issues in the home. When I asked the CSR today 7/26/22 if AHS really reviews customer feedback directly to them or other sources like Yelp I was told that they only work with the best contractors. I got a good laugh out of that. If they consider these couple contractors the best in my area I think they need to raise their standards. Have a feeling that my time with them is coming to an end.
