Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have had AHS for 5yrs now and after last week's experience, I will be cancelling it immediately. Long story short, I requested service on my garage door 4 days ago. Contractor shows up at my home after 8pm, AHS tells me not to answer door as appt was 2-6pm and it's pitch black outside plus I live alone. AHS told me their serv contractor's are not suppose to come that late. Tried to re-schedule for today, Sat, wouldn't accommodate me and re-scheduled me for next Wed!! Caled AHS again, different person again, states this is ok due to my not answering the door in the dark (after they instructed me not to!) You cannot speak to the same person so I had to repeat my problem everytime I... Read More

If I could give it a -10 I would. Just got my renewal bill. They want to raise me almost $200. I've used them twice in a year with a$100 co-pay each. Thieves and rip- off artists! I thought Service America was bad! This place should be sued. First year with them AND my last. Run and find some other company. Also, some things I was told they would cover when I was shopping around, was not true. Called the customer service line to complain about this increase. She said she would pass me to sales. I asked if they were open as it was Saturday, She said yes. 5 minutes later she comes back on and tells me they're closed as it's Saturday! Again... RUN as fast as you can!!! There is no... American Home Shield probably one of the best plans I've ever purchased I've had them through 4 homes now they've always been there every time I've needed something fixed even replaced they're always there for me it's kind of a no-brainer it's like Insurance on your appliances Etc it's a great deal.

I've been with them for 18 years paid all of the increases and today I have lost faith in this company. My water heater broke before there was no hidden fees except my service fee and whatever state wants to add and installed same day. It just broke again and on top of paying AHS yearly plus service fee now my out of pocket is another almost $600.00 dollars which I have to pay to get hot water and I can't get it for an entire day It's to bad the fine print when your agreement changes should be larger so you know what they're taking away from you as a long time customer very disappointing AHS. Sincerely Lisalyn

By far the worst accounting department for a company of this magnitude! Purchase thru escrow funds a home warranty plan (Seller) during March of 2019 paid for in full! Their sales person pitched an additional year, said yes. Later to determine financially unable to finance quarterly the premiums, so i cancelled. Since than, its been a nightmare with this company to get their accounting straight. They have billed me$137.xx, submitted a BBB complaint and they're no help(all documentation/evidence provided). When reading the response, i guess its a robotic message reply because don't read the detail and concerns. They leave me no alternative but to take a legal course of action to have... Read More

I can't speak highly enough about American Home Shield (AHS)! Our washing machine stopped going through all of the cycles. AHS sent a repair person out, they diagnosed the problem, ordered the part and instructed me to call once the part arrived. We scheduled an appointment once the part arrived. We had to be available from 8:00 a.m. to 5:00 p.m. and took a day off from work to be available. They canceled the appointment at 6:30 p.m. I was certainly displeased with A&E and contacted AHS. They immediately scheduled another technician with a different company to come out and install the part to the washing machine. Excellent service!! They immediately scheduled for the initial... My experiences with AHS home warranty service has not been positive. They use companies that do not have good ratings. If a problem is not resolved, they have no control over when the company returns to resolve the issues. AHS has the option to not repair an issue based on their contractor's opinion. There are no options to dispute. If their contractor says it wasn't installed properly or has not been serviced properly, they won't repair or replace. And you still have to pay a service fee for nothing. Also, when you call, the customer service representatives are foreigners, and it is very difficult to understand them. If you ask to speak to a supervisor, it is very difficult to get one on... Read More

The program is a rip off. They charge $39.99 a month for the warranty, when we had a plumbing issue. Changing a shower knob, when the knob was unscrewed the valve came out with it. When American Home Shield sent out a plumber, he told us, we needed a new valve assembly. Moen also confirmed this. American Home Shield refused to honor their warranty and told us that the valve falling apart was not “normal wear and tear” and that it will cost an additional $550 to replace the valve, + the $100 for the service call+ repairing the wall that was cut open to replace the valve is also not covered. So this “warranty” is costing us $480 a year + $650 for the shower + $200 to repair the wall they... Read More

This policy has been worthless, and you have the audacity to charge me for a service call, where all the tech did was knock on the door. My realtor did your job for you. I paid for the first service call, I'm not paying a penny for a knock on the door. I am absolutely DISGUSTED with your company. You only got 1 star, because I couldn't give you no stars. I'm absolutely furious

By far one of the worse companies I've dealt with in terms of refunding money for services never provided. I have been waiting for over two weeks for a fee that should have never been charged. Their offshore call center is extremely incompetent. Bottom line, DO NOT USE THEM!
