Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I've been trying to get a repair since July 31st. The company they selected had three things to fix. They said two of those things required parts while they were in my house. After they left my house, they decided that the washer wasn't really leaking. I went back and forth trying to get this fixed and the reply was always 'we'll send it to contract services if they don't give a status'. I finally blew up the last time they said that and they sent someone else out, FINALLY, but I plan to cancel at the end of my contract. I shouldn't have to pay a monthly fee, pay a deductible and then fight about it for months to get something resolved!!

Horrrible experience!! Trying to assist my elderly parents with a broken water heater I placed a call to Home Shield and was told my parents had a $43.99 past due and until paid they would not talk to me so I generously paid that balance, a technician came out and said the water heater was not initially installed properly and they refused to do any repair so we used another company. I was billed again on my credit card for $100. later in the month and after calling several times I was placed on hold for more than 30 minutes each time. I eventually spoke to a supervisor that indicated because they no longer have a valid credit card from my parents they are deducting monthly payments from... Read More

I am in disbelief with the service that I have received today. I had a pipe break and due to the pipe breaking, my daughter's room was flooded. This happened on a Sunday. I called this company to have a plumber come out to fix it. The first phone call, out of 12, yes 12 phone calls, I let the company know my water valves had to be shutoff to my home. The company said, "we made a call to plumbing company, and they will call you." I reiterated that our water for our home was shutoff, and we needed a plumber today. I was given the phone number to the plumbing company and told, "they will contact me." I called the plumbing company myself after 15 minutes or so of waiting for this... Read More

I have had this company for 2 years and now when I have a true emergency they are horrible at getting a return trip for a technician. We have had them out 3 other times and of course they state the issue is not covered. Horrible customer service.

AHS will not work with me to resolve 2 conflicting reports from 2 different furnace service providers. On 11/4 I submitted a service request with AHS for my gas furnace and Rainier Heating and Air was assigned as our contractor. They came to check our furnace and said we had a cracked heat exchanger, that there was corrosion and build up in the furnace and it needed to be replaced. They told us the unit was leaking carbon monoxide and advised we shut it off immediately until it can be replaced. On 11/1, our carbon monoxide alarm went off and the fire department came and said it may be because of the furnace. The day after Rainier Heating came out, I called AHS to follow up. The... American Homesheild Home warranty Not the company it used to be. My husband and I do not recommend purchasing. When first purchased policy 14 years ago we did not know such a thing existed. The seller to the home we purchased offered it as part of our home purchase. We were so excited and it really took a weight off of our shoulders knowing we'd be protected. We have had nothing but good things to say about this company until 2017. Now this company no longer complies with the contact purchased. They actually have reworded the contract and have discontinued coverage on appliances without the customers knowledge. For instance....our refrigerator/freezer. Now, why wouldn't I want a... American Home Shield has only customer service reps in a foreign country where it is hard to understand them. I could not reach any department that could help me with an important issue I was having with a service contractor. It used to be a easier, that have made next to impossible. In addition, they charge the $75 service fee before any contractors comes out.

Absolute worse company to work with. My heating unit as gone out for the 4 th time. The first service call they charged me for the technician they sent mis-wired a board and burnt it up. After replacing the board the mis-wired it again (only didn't burn it up). We discovered when we went from AC to heat they had it mis-wired. AHS charged me another charge to have the same company come out and correct the issue they caused. Two weeks later the heater stops again. AHS won't send anyone over a weekend so they tell me to enjoy the 30 degree temperature until Monday when they will send the same incompetent heating and cooling company. When I asked for them to send a different company this time... Read More
