Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

This company is terrible! Apparently, a broken water heater is not an emergency. It took a full week for the company to send someone out. When the water heater broke down completely and had to be replaced, I had to find someone myself to replace it because that would have taken AHS another 2 weeks and cost me nearly $600 out of my own pocket. Really awful customer service. BAD experience. Unfortunately, I am stuck with them right now because they don't return the unused portion of the premium (if you pay a year) after you've made a claim. After this, I am out.

I would say the vendor associated with AHS was very friendly and knowledgeable. He was very efficient and helpful. The customer service representative that took my call regarding my issue was also very kind and helpful.

We recently had AHS send out a contractor for the AC unit. The contractor was timely and efficient and fixed the problem. We are in the heat of the summer so this was a greatly appreciated service. Over the years we have used AHS frequently and they have always taken great care of us.

the young man who came was knowledgeable AND solved our air conditioning issue. So glad. He arrived when he said he would and cleaned up after himself. The AHS representatives with whom I have spoken on the phone have always been polite and helpful.

AHS handled an AC problem for us.hey responded to our request in a timely manner, & set up the appt with the contractor. the contracting company was adequate at best. the problem was resolved by AHS when they issued payment directly to me in lieu of us having to have their contractor fix the problem .

We had a leaky faucet in the main bathroom. I called customer service and they immediately set up a service call. The plumber came the next day. He was very friendly, knew what he was doing. He was fast, done with project in about 45 minutes. Very satisfied.

I recently dropped AHS after being with them for 18 years. The price increased dramatically every year, but I attributed that to inflation. Their customer service has dramatically declined. I have had nothing but problems this past year. I had a service call almost 1 year ago. I had paid the contractor as required, but AHS kept billing me, sending me past due notices. It took MONTHs to get that to stop. I had a heating issue. They sent a repair person, they made a repair. It did not last more than 2 weeks and was again broken. This time AHS said this is a noncovered item, and would not repair it, but made me pay the service fee. The amount of time on hold to get to speak to an agent to... Read More
