Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

This company is a scam. They send you people who have 1 star reviews on average. They make you wait weeks before you get anything fixed. My baby and I had a heater that blew cold air and WOULD NOT TURN OFF. They recommended a company 4 hours away! That company had all 1 star reviews. They wouldn't take us for weeks. We were both hospitalized for the flu because we were in 40 degree house which the home warranty said wasn't bad enough it had to be 30 degrees. Shame on you! I don t' believe any of the good reviews on here.

I cannot believe that this company is allowed to legally operate. I have contacted the BBB and Consumer Protection Bureau regarding the treatment I Have received. I originally called them December 8, 2017 when my low voltage transformer burnt out leaving my dining room in the dark. Today it is January 26, 2018 and my lights are still out 7 weeks later with no resolution in sight. This may be the worst money I have ever spent and I honestly believe it is time for a Class Action Lawsuit and put these scam artists out of business. I am willing to bet they have one heck of a legal team. By the way, they are owned by Service Masters, so they own part of this reputation. Keep that in... Read More

After 20 years of paying this company, they wrote a letter cancelling my coverage. My guess is that now after 20 years, appliances are needing replacement and they don't want to dare pay for that! They had to replace a refrigerator and washing machine this year so it cost them. in 2013, my air conditioner broke on June 6. They made me suffer through the entire summer without AC! There was a hole the size of a softball in the compressor but it took the repair company 3 months to find that and in the meantime kept charging me for freon replacements which ran out of the compressor in a day...100s of dollars for that stupidity. One tech told me that he had reported the unit DOA and... Read More

DO NOT USE THIS COMPANY! The "technicians:" are usually under qualified and try to sell you additional services before they will do the repair! If you don't accept their additional services they simply refuse to do the work and you have to start the repair order and wait till they will send someone else! 8 Days to even show up and look at my fridge then another week to order parts1 The repair company AHS uses is 70 miles away!!!! I asked if I cold use local who can come today and they said no!!! Absolutely do not use them !!!!!!!!!

#1 A+A+A+. This is the best warranty company. I had them for years. Great customer service. Their response time is fantastic. If you have a problem with the technicians, they send another. Any issue you have, that is their priority to make it right. The reason I don't have them, and am suffering with these other F rated warranty companies is apparently, they have a quota on how many claims you can submit. I was very very sad to lose them. I haven't been satisfied with First American, at all, and plan on canceling them very soon. American Home Shield, if you read these, please, take me back. 🙏 Begging you.

Terrible company. A way to pay more for bad service from incompetent service providers with no sense of urgency. Sure you get a free service call and then jacked up prices on Freon and parts. AC or Heat failed, no urgency on their part. BASICALLY A LEGAL SCAM!

AHS = Absolutely Horrible Service. This company is a disgrace to service industry and they should be imprisoned for fraud.

What a scam. I purchase an older home last February along with the AHS plan. Over the past year, I have contacted AHS for four difference claims, a dishwasher that doesn't clean or dry at all, a refrigerator with a rusted out freezer making a constant load noise, termites, and faulty exterior electrical outlet. The termites weren't covered, which I found out after about an hour on hold. Technicians came out for the applicants and said that they still function, even though very poorly, so not covered. Last week I booked an electrician to deal with the faulty exterior outlet. The service called immediately, asked the nature of the job (which I told them an outdoor outlet) and booked the... I purchased American Home Warranty Plan over 22 years ago. I have been fortunate that I rarely needed to contact them for service. However, when I did need a service repair, the service technicians were less than qualified to complete the job or American Home Shield had an excuse why the item was not covered. However, I purchased their most comprehensive plan. I had a couple of items that needed to be replaced and was offered a fraction of the cost to replace the item. After 17 years with the same garbage disposal, American Home Shield informed me that it was working sufficient and found no need to replace it. Over the years I have paid this company over $12,000 and I cannot get my... Read More

I had request a service call on December 27th of 2017 and I never got a hold of the assigned plumbing for my house. After multiple attempts on calling AHS after 3 to 4 hours on hold, I never got a hold of them. Days went by and no one called me. I ended up hiring someone locally to fix the problem in my home. All my homes are with AHS and I will never recommend them to be your home warranties. They are not dependable and what is the point of paying for a warranty if they are not going to respond to your service request. They never even offer to refund me for the money it cost me to fix my home. After not getting a hold of them for weeks, they charged me a service call of $100... Read More
