Landmark’s coverage varies by state. Furthermore, there are two plan categories depending on the customer's situation. The Homeowner Plan is for those who have already owned their house for 30 days. The Real Estate Plan is for new home purchase. The following details regarding coverage and pricing will be examples of the Homeowner Plan. Like the service fee, Landmark's yearly premium for its Homeowner Plans varies by state. In Utah, Oregon, and Idaho, choosing the $100 service fee will produce a $350 premium for the Home System Plan, and a $600 premium for the Total Protection Plan. If you were to opt for the $60 service fee, this would increase the Home System Plan premium to $400, and the Total Protection Plan to $650. In Texas, Nevada, and Arizona, the $100 service fee will yield a $360 premium for the Home Systems Plan, and a $610 premium for the Total Protection Plan. Finally, in these states, choosing the $70 service fee will cost $425 for the Home Systems Plan and $675 for Total Protection. Landmark has an online quote calculator available on their website, for customers who'd like more specifics. If the policyholder chooses to cancel, Landmark offers a 30-day, full money-back guarantee, with the exception of a $40 administration fee.

Cancellation Policy

a) LHW may not cancel this contract during the initial term for which it was issued, except for any of the following reasons: (1) the contract holder does not pay a fee or charge due under the terms of this contract; (2) the contract holder engages in fraud or misrepresentation of facts material to the issuance of the contract; (3) an interest in the residential property covered under this contract is sold, and the contract is contingent on an interest in the property not being sold. b) If contract is cancelled, homeowner shall be entitled to a pro rata refund of the paid contract fee for the unexpired term, less a $40 administrative fee, and any actual service costs incurred by LHW. If listing coverage is cancelled after service has been performed, and the contract fee has not yet been paid, contract holder will be responsible for purchase of contract, or reimbursement to LHW of service costs incurred, whichever is less. c) Cancellation may be made by Contract Holder at any time. If cancelled within 30 days of acceptance of LHW, and no service request has been made, the Contract Holder is entitled to a full refund of the contract proceeds less an administrative fee of $40. Utah Residents: If Contract is cancelled by us, cancellation will be effective no sooner than 10 days for paragraph A.1, and 30 days for A.2 and A.3 after delivery or 1st class mailing of a written notice to the contract holder.

We have used Landmark since we purchased our home in 2020. They are usually very good to work with. Sometimes they can be busy and hard to get a hold of but overall they get us the help we need in a timely manner. Already in 3 years they have repaired our plumbing to dishwasher, furnace not heating, electrical problems, toilet plumbing problems, stove replacement. Well worth the price to have peace of mind with a home built in 1972. Thanks!

Instead of reopening the existing service request which they closed without proper resolution, they are wanting me to create a new request, pay $70.00 for a phantom service I don't need just so they can pay out the cash in leu previously agreed to in the original service request, for my AC repair. This is shady business practice and does not make any sense. Sadly though, this is exactly the kind of nonsense you'll get from Landmark these days. I have been a customer for about 8 years and their service have declined rapidly the last couple of years. I don't ever leave negative reviews, but this is one that I can't let go. "Your dishwasher is covered but the inner lining of the dishwasher is not covered unfortunately". That's the kind of BS you get with this company. We even got the technician that THEY sent into a conference call with the claims department to explain the technical issues and how it fits into their policy. Could not believe the hairs they're willing to split to avoid paying to repair a dishwasher. Stay away from this company.

Landmark does NOT have your back. Huge co-pays for covered items ($700 water heater, $330 water softener), service calls are $65, and they'll find reasons to charge you for more than one, even if the problem is on their end. Denied coverage on items I paid an extra premium for (pool pump, cost me extra $2000). Worst customer service I have ever encountered: The All-State contractor named Miguel who installed my water softener cut power to the dishwasher and garbage disposer, cut the line to the refrigerator ice maker and water dispenser, didn't install a gasket in the sink plumbing tie-in, and didn't seal the water softener canister... Absolutely horrible. We requested a plumber for an issue in our home. We were told by Landmark that they did not have any contracted plumbers in our area and it would be up to us to find a plumber willing to give a quote, get it approved and then get the issue fixed. I could not find a plumber will to do make multiple visits and possibly not get the quote approved. I canceled the policy as it was totally useless for us. Almost a year later I get a surprise call from a collection agency for the service fee from the nonexistant visit and a cancelation fee. What a load of crap! A fee for canceling a service that you are unable to provide.

We have had Landmark for years and they are horrible. While I was deployed they left my wife without working AC in the heat of an Arizona summer (later lost a class action lawsuit for leaving thousands of customers in similar situation). The latest issue is the constant struggle arguing over repair or replacement of appliances. Every single step is painful and I can’t take it anymore. This last round I had to file with the Better Business Bureau and the Arizona Attorney General Consumer Protection Office just to get them to have a reasonable conversation. Use them at your own risk. After this last round no coverage has to be better than the pain I get from dealing with them.

Do not ever use this company. They have sent 2 companies to fix refrigerator and still havent been able to resolve the issue. it has been 2 months and we are still without a refrigerator. They just want to scam people by charging trip charges every time they send someone and when called customer support, they dont own up to their problem. Customer service is the worst at this company and once they collect your money, they dont care about providing the service. Not happy at all and dont go with this company if you have other options.

absolutely not! do not use this company. they scam you out of your $75 by sending some shady specialist to your house so he can deny your claim, not to any work, get his money and then walk. they would not listen to my concerns and told me they're sorry I feel that way. ( I was told my garbage disposal claim was denied because I put something other than food waste down my disposal - which is untrue. - the technician was in my house for less than one minute - 55 seconds, tops!)

I paid extra for Landmark's Septic Coverage. According to the website, this covers Sewage Ejector Pumps and Line from house. When my ejector pump failed, they denied it because it runs from my basement to the septic system. That's what ejector pumps do. That's their stated purpose - to eject sewage from the house, up and and out to the septic lines. I have spent 70 days now trying to resolve this - every call to them is over an hour spent on hold - at least 10 of my life now gone working on this claim. They took my visit fee, and assigned my case to five different contractors - only one came out for 5 minutes, the others were all no-shows. I'm out about $800 to them all told, and they... We've been with landmark for 4 yrs now and we have tried to have 4 different claims made older home, basically one a yr. All 4 unsuccessful. One ac, our heater, pipe busted and oven. They will usually say they don't have someone in our area to assist or send some young kid who doesn't even thoroughly look at the problem. What?!!! We are going to change companies. Super frustrated and disappointed.

I cannot recommend this home warranty!! They have gone down hill on their customer service .. pretty much in the mud. Every time I call it’s a good 15mins + on hold. And then I get dropped. Because they’re outsourced to the Philippines! (I called American Shield while standing in the same spot and had no problems ) They used to be easy to talk to someone from utah . Now it’s a good afternoon to try to resolve anything . Because every phone call (15+holding) is a different person that doesn’t know what’s going on but from notes. Really bad experience. Never saw this customer service before. I just called Landmark to follow my claim and the agent answer several simple question and put me on the line to listen the music. I assume she was checking something (only my guess and she did not tell me), but I have been here listening to the music more then 2 hours ... still on the line listen music .....don't know what to do next........... and was I called Landmark yesterday and was told need to pay for the refrigerator, 45$ per pound, landmark cover 20$ and I need to pay for 25$ per pound. This is fake warranty is a scam. My refrigerator broke. The contract requires LHW to either repair or replace the refrigerator, up to $1,500, which is about what a new replacement refrigerator would cost. Instead, they offered me $127.00 to replace a broken part. LHW is clearly violating the contract. Don't buy this warranty. Landmark won't pay what they clearly owe.

After a month of back and forth, Tiffany (representative from Landmark) said they would cover the cost of the parts, only if I bought an ADDITIONAL year of home warranty. In order to cover the repair costs of a previous warranty contract, I had to pay them $680 for another year. Beware of this company.

The worst home warranty company ever!! Don’t trust this company! I had a leaking fridge. The contractor said that the fridge is very old, he couldn’t fix it and it needs to be replaced. He cleaned it and said that if I will have the same problem I need to call to the home warranty company and they should replace the fridge. In 2 months I called to the company with the same problem. They sent another contractor and he found another problem and this problem is not covered by home warranty!!! How do you like it!!!
