The California-based company has since undergone management changes that have contributed to its growth and expansion beyond California. The Standard coverage protects all main systems and most appliances, and clients can build on that coverage to customize their plans. Contracts with this company may be cancelled upon mutual agreement, in which case the customer would be entitled to a pro-rata refund of the paid plan fee minus a $50 processing fee and service costs.

Cancellation Policy

This Plan is non-cancellable, except for 1) nonpayment of fees; 2) fraud or misrepresentation of facts material to the Plan or a request for service thereunder; 3) upon mutual agreement between you and ORHP; or 4) if you harm or threaten the safety or well-being of ORHP, any employee of ORHP, a Service Provider, or any property of ORHP or of the Service Provider. If Plan is cancelled, you shall be entitled to a pro-rata refund of the paid Plan fee for the unexpired term less service cost incurred and a $50 processing fee. If a refund calculation results in you owing us for services rendered, we will bill you the net amount due or the unpaid Plan Contract fee, whichever is less.

They have the standard 30-day waiting period before coverage can begin, a 30-day recall period on labor, and mostly restrict customers to their network of contractors, unless they have been previously authorized by the company. Old Republic Home Warrantee allegedly engages in chronic fraud and conspiracy against warrantee holders w/ their vendors. Terms of contract is I pay their vendors $75 service fee upon completion of job. Then Old Rep changed the terms of their contract during the warrantee period where they bill my credit card $75 service fee in advance at the time I call in a claim, then their vendors come out, and Old Rep denies the claim! They have refused my last several claims yet bill me for each service chg. in what I see as a ploy to discourage me from filing any claims. You will NEVER get a call back from this company....Been dealing with nothing but lies from the start. They always go back to "We need more information from the installer" or "Your part is on backorder". This is quite possibly the WORST company I have ever dealt with. The "my service request" page is worthless. It isn't even close to being accurate. We have been without AC for a month and a half now and my house is at 90 degrees inside. You ask to speak to a supervisor and they put you on hold for 20 minutes only to come back and tell you they will call you back as no one is avaialbe. Don't use this company!

Long story short, requested service on a packaged AC unit, Sent out a provider that said the package unit needs to be replaced. With "Ultimate Protection" Old Republic" refused to cover items included in Ultimate coverage. The reason I called for service (AC) versus why the unit needed to be replaced (Heat) on a combined package unit were not covered costs because even though its one unit, the heating side needed to be replaced so AC coverages were not covered. 20+ years of loyalty and that means nothing to Old Republic. I contacted Old Republic for simple leak in toilet. Contractor was sent out, he said he needed a part, requested $75.00 and said he would return when the part was in. After 1 week I tried to contact his company Everything Plumbing and no one answers and I could not leave a msg. I contacted OR and they said I would need to work directly with the plumbing Co. I called again and again, and ended up hiring an outside plumber not connected with OR to complete the job. So I was out the $75.00 5 Months later, I had a separate shower issue of valve not turning. This is one of the worst home warranty companies. They will try to find ways to avoid paying for covered repairs. When my hot water heater failed, I had to replace the appliance. Old Republic refused to cover the repair/replacement because I chose a smaller sized tank to replace the huge tank that was in the home when I purchased it. Their response stated that the original tank was "over sized" and so they would not pay for the replacement. Since that time, I also had problems with them with other repairs that were covered in the policy but they identified an obscure reason for not covering the repair/replacement. If you are looking for a home warranty company, DO NOT select this one!

Old Republic sent a contractor to our home that damaged our cooktop. Old Republic's contractor was not reputable and doesn't have insurance. Old Republic informed us (Old Republic's paying customer) that we would have to sue the uninsured contractor to have the cooktop replaced. Old Republic has refused to make this situation right. Beware of selecting Old Republic as a home warranty company as their practices border on fraud.

These two days I have been so frustrated dealing with them. Short story. Our water heater is leaking, and we required a service. The plumber came and said we need a new one. Two days later no updates and then I called them. They told me there are modifications not covered by our plan and we need to pay over $800 out of our pocket. Those modifications include T&P, connect electricity and replace the ball valve water line. Yes, we bought a standard plan which covers water heater. Why we buy home warranty, we want to save money. Current holder of a ORHW policy on a condo. Had troubles with our dishwasher which was covered. 3 months and 3 different repairman/companies later, and they still have not fixed the dishwasher. I know - you only have so many parts to replace. The last repairguy actually replaced EVERYTHING that could be replaced including pump, hoses, connections - literally everything that could be done. Still not working. ORHW's response - send another repairman. According to repairman #2, he already charged more than $600 in parts. Do not waste your money on this company. They leave you on hold for over 30 minutes; and then disconnect you. Very rude people to deal with on the phone. We have been trying for over 2 months to get reimbursement for our air conditioner. Horrible customer service.

This company has been an absolute nightmare to deal with. I have been dealing with them for 5 months because a button stopped working on my dishwasher. Nobody there is competent except for one person named Katya which I have only spoken to once. Otherwise trapped in the endless loop of bull#$% obviously designed to make you simply give up. They have wasted so much of my time I fell like they owe me money at this point. I WOULD NEVER USE THE COMPANY AGAIN.

Forget about using them! They leave you in a circular hold for ever. I have an AC request outstanding since 4 weeks! They send out the cheapest guys they can and then they do not complete the job! Their website is sad and not set up yet, really?,! So you cannot do a service request despite them urging you to do so.

Please please stay away from this company, usually I read reviews with a grain of salt but this company sent two contractors to my house to fix my sprinkler, charged me 60 bucks per call and my husband ened up fixing the leak himself. And don't let your AC go out...especially on the weekend, forget about it. You have been warned!!!

Do not rely on this company to service your home. They will leave you 3 weeks without hot water, because they will not take their own technicians recommendation. They will not look for a part any where that they do not have an agreement to get a kick back from, regardless to the impact they to the customer. They will be sure to collect the $75 charge up front though. If you call to follow up an open order they will out you through a repeat announcement trying to push you to the website. It's day 32 since we filed our service request for a broken AC. We're in Las Vegas, in June (now July) where it's been over 100 degrees every single day. Our house hasn't gotten below 90 degrees in this time. Despite paying for the platinum warranty coverage, we've gotten the runaround with every single rep we've spoken to, we've logged countless hours waiting on hold to get through to someone just for them to tell us a totally different story than the rep the day before, and most recently, we found out yesterday the units hadn't even been ordered yet although we were told they'd been ordered almost two weeks ago. Old Rebpublic's Contractor Relations Unit needs some serious help. We have never..... NEVER..... experienced such horrible service with a home warranty company nor its contractors. We have made a few claims on our warranty this year after moving into an older home. There was literally ONE contractor who came, assessed the situation, communicated when they would return, and returned in a timely manner to get the repairs done. Quite possibly the worst nightmare we've ever endured. Took almost 5 days to complete the "authorization" process to approve the A/C replacement and installing (pricing, etc). In south Florida, anything more than a day is a nightmare..... unless you enjoy sweating while you're trying to sleep in front of 2 fans. Side note: only way to contact them is ONE phone number and be prepared to be on hold for 20 minutes to 2 hours or use their "call back" service and just hope. After almost a full month without a working fridge while pregnant, ORHP's "resolution" was that they completely denied my claim after the part could not be repaired because it was water damaged. So we had to buy a new fridge. I'm completely furious with how much of my time they've wasted for this outcome–if I was going to have to buy a new fridge, I could have done that WEEKS ago. We've spent so much extra money on takeout while we waited. We bought the most expensive plan & verifed twice that we had septic & water well including pump & 18 months later the water pump goes out & yep you guessed it o sorry looks like you did not request water well pump coverage!!! I've used the services of Old Republic for 2+ years now. During this time, I've contacted them on several occasions for their services on rather small issues that were resolved promptly. However, I've questioned some of the most recent technicians qualifications to address and resolve my issues. The concerns I have seem to be plumbers that Old Republic sent to my home to address my issues. Our A/C stopped working in the beginning of July and we had insurance from Old Republic. I was expecting them to find a solution within a few days, however it has been almost a month and it is still not fixed. They cannot find required part and they dont want to replace it. I dont know how longer they are going to search for this part but it is August in Houston where you cannot survive without A/C. Terrible customer service, I am so disappointed and doesnt recommend them to anybody.

Always happy with service in pass, however things have changed. Request for microwave placed June 2020 nearing end of July no repair or replacement calls for update take over an hour and response is waiting for an answer from authorization. Hmmmm wonder where authorization is coming from White House?

Do not waste your money with the Old Republic. They are quick to take your money but when you need to file a claim you will feel like you're on trail as they interrogate you and twist your words looking for any excuse deny your claim.

I would NOT recommend Old Republic if you're looking for a good customer experience. 1) They implement a new customer penalty for the first 30 days you can not self service online (like we do in 2020 not 1980). 2) When you do call you wait on hold for 30 days only to be told the status of a claim in their system is different than shows online. 3) If you want to actually talk to someone other than a front line call center agent all they can say is they will take your feedback and pass it along, you can not actually talk to someone who can explain "why".
