Old Republic Home Protection, formerly called Dependable Home Warranty, was founded in 1974 and became a subsidiary of Old Republic International in 1982. The California-based company has since undergone management changes that have contributed to its growth and expansion beyond California. It is currently considered the third largest home warranty company in the United States.

On December 22nd I contacted Old Republic Home Warranty to fix a dishwasher that had been experiencing issues. LA Appliance is assigned to fix dishwasher and arrive on the 27 and by the 30th they diagnosed the dishwasher as needing a new control panel. On January 3rd I was sent a text message from LA appliance saying that the parts were ordered but I was informed at a later date by Old Republic Home warranty that the parts were not ordered until the 4th or 5th. Not sure why there is a discrepancy there. First of all, I'm glad I found a place to air my gripes! Secondly, I agree with everything negative said by others. While I didn't have any "huge" issues during the 7 years of service with this company, I do have a serious complaint when we sold our house. Initially, I was told "no problem" when I inquired about getting a pro-rated refund when our house sold. I was shocked, however, when I received a $6.00 check in the mail. I was told (and, yes, their cancellation policy addresses this in a very ambiguous way) that they not only subtracted the (only 2) service fees paid to vendors, they charged me now for what they paid the vendors! REALTORS Beware. This company is terrible. Star should be ZERO. I would NEVER recommend them. Save the $500-$750 and use a repair guy. First off they ask you to pay a $75 fee to their service provider to analyze the situation. OK I can see that. However do not get conned into thinking they are going to fix it. When I called them about my dishwasher, they said they would send someone out right away. Two weeks later I called them back and ask for an update. They told me that the guy they called, let them know that he could not service my area. They would not tell me how long they had known. This company flat out lies to you. I would not recommend them at all. When I originally bought the Platinum Coverage I was told that it covered all appliances. I've been with them for 3 years now and I found out the hard way that they do not cover Washing Machines. They also do not cover Dryers and Refrigerators either. When I called to place a claim the said they do not cover Washer / Dryers in the State of California. Now, the good thing is my washing machine had an issue at the right time. This company should be BANNED AND SUED! Just from MY experience, I paid a service fee 5 times for the exact same repair. They would send someone out and every time, they had to come back. This took a whole month to do so, in return charge me another service call fee. My problem was never fixed and it cost me more to have this company than not to. STAY AWAY FROM THIS COMPANY. FIND SOMEONE ELSE IF YOU WANT A REAL HOME WARRANTY COMPANY. DO YOUR RESEARCH AND SAVE YOURSELF A HEADACHE!!!!!
SCUM BAG COMPANY - DO NOT USE! THEY ARE A HORRIBLE, UNETHICAL COMPANY WITH TERRIBLE CUSTOMER SERVICE. They have flat out refused to pay my claim for my pool equipment that went out, even though I paid extra to have it covered. Now, my furnace is out and costs over $4000 to replace. They are only offering to cover $712 of it. They give the Heating Company $365 of that for labor and the rest is spent on the crappiest, cheapest unit they can find. They instruct the call takers to treat the customer as poorly as they can. Heating failed during very cold weather. Their service rep said the unit was not repairable. The unit is old, no longer made and parts not available. Six days later, Old Republic’s purchasing department is still “researching “ the availability of parts. I have asked to speak to the supervisor but the person is never available. I can only assume they do not have a supervisor. Still NO HEAT. Not a very reputable company in my opinion.
I have had nothing but the answer, No, we don't cover that" from Old Republic. We have 2 units and neither has been covered. The first breakdown cost us a service call for them and then a service call from the company that fixed our problem, and then and additional $200 to fix our problem. The 2nd unit broke when the temperature as in the single digits over a holiday and it took 3 days for anybody to respond. This too is not covered and now I have to pay out of pocket again. Their service calls cost $25 more than a service call without the warranty. Don't trust that the warranty will cover much, the disclaimers cover them, not the consumers!!!
On November 26, 2017, I have placed a service call for a problem with a refrigerator. A technician called the next day and came the day after, on November 28. He stated that the refrigerator was low on Freon but that he needed to do it the next day. He added Freon two days later and said that the compressor needed to be replaced. When he received a new compressor he called me and said the c replacement was damaged and that the ORHP would order anew one. ORHP called me and said that a new compressor would arrive in 7 to 10 business days. I said that it was not acceptable and I was told that it would be delivered in two business days. Took 2 weeks to get heating a/c fixed. Cpamy wanted to put in sub standard unit, and waited a week after the diagnosis for the company to determine if they were going to fix or replace. No heat for 2 weeks. NOT ACCEPTABLE!!!
We just bought our hoe and received a warranty through Old Republic. The upstairs toilet began leaking through the kitchen ceiling. I called tonight to see about getting it fixed only to be informed they won’t cover it. They determined via the phone it was something that began prior to moving in even though it wasn’t noted by the home inspector nor us on final walk through. My advice is don’t waste your money. If I could give a 0 rating I would.
I bought my policy when buying my home 5 years ago. Annually I received a bill that was paid promptly. This year I placed my first claim, my water heater broke and needed to be replaced. This year I received not my annual bill but a brief email stated they would no longer like my business. When I called to ask why, no explanation was offered. Now, with only 2 weeks left before my coverage expires, I find myself scrambling to find a new plan, all of which have a practice of no coverage for 30 days. I feel like I got in my first auto accident in 5 years, that wasn't my fault, and having my auto insurance cancelled. Very poor customer service!
Complete ripoff. Couldn’t be more dissatisfied. Waste of money. Horrible company. All loopholes in THEIR favor. Minus 5 stars!
I have been using ORHP for about 10 years, but recently they have been sending technicians who try to gauge the home owner for extra money the warranty won't cover. The technician they send over are a little sketchy and try getting more money out of you then what is really needed. I have sent my own technician for a 2nd opinion twice and both times they said only a couple things were needed, saving me hundreds of $$$. Do your research on home warranty companies, I for one will not renew my contract when its up next year.
Old Republic started out fine for me, about 4 years ago. But the service has drastically gone down hill. Their contractors have 48 hours to respond to you, and then have any undetermined amount of time to actually come look at the issue. I submitted a request for servicing my kitchen sink which had a major leak underneath, leaving it and the dishwasher unusable. Took the contractor 2 days to call me, then just to tell me it would be another 4 days before they could address the issue! 6 days with no kitchen sink or dishwasher, with 4 kids is unacceptable. Stay Away that's my best advice, it takes hours for them to answer any calls, then when you finally get through, they won't help; and when they finally send somebody over, they'll refuse to provide any service, but they'll hit you with a $55 "trade call 'service' fee" for providing absolutely no services!!
I asked my realtors to never use Old Republic again. They never call back as they say they will. Have not had good experiences with there choice of plumbers. Definitely will use other protection plans when buying more homes.
Terrible, do not buy! The people they contract with are con artists. They stole $200 from me and still refuse to fix the problem(because it's in the walls and we can't see it). My air-conditioning pipe needs to be copper not plastic and it's leaking freon and they won't replace it. My newborn son really appreciates their con artist techs and refusal to fix a simple problem. DO NOT PURCHASE A POLICY FROM OLD REPUBLIC
Everytime we called for service, no one ever called us back. We had to keep calling them. I even submitted an online request for service and would never hear back from them. When we finally did hear from them they said a Technician would call within 24 hours. That never happened either, so I would call them again and they would tell me to call the Technician myself. What were we paying them for??? Some of the Technicians that came out were very nice and knowledgeable and some were just plain lazy and did not want to do the work so they would say they could not find anything wrong. This company is horrible!!!! They do not screen their subcontractors they do not pay fair market price therefore any service you get is substandard and if you want to hire your own real company they will not pay them even near fair market rate so why have the warranty? I am so disappointed when I thought I had coverage for my new home in time of need to find out the main thing that insurance companies do is try not to pay
We received standard coverage plan for our home that we purchased. They had no problem taking our money but when it comes to filing a claim they are horrible! Do not I repeat do not trust them! We were in our house and had a heater issue. They came out and looked at it and fixed the ignition switch, great we were going to renew when our year was up. Our kitchen disposal went out and they sent someone out and we were told that they do not cover it because it is industrial? In our home? I just wanted it fixed or replaced. I started with old republic in 2006. They were excellent warranty company . However the last two years have been a drastic drop . Have the technicians sent to my house we're not even certified. I finally switched to American home Shield and I'm very happy with them .
brochure is terrible. Sales person didn't tell me truth. I didn't get a renewal notice so it lapsed. If you downgrade you can never upgrade- stuck with that policy. Cannot add an option either. You must 1st choose all options bc you can never add it in future. Go over every detail in brochure - it's confusing - very confusing to know what you are getting, what the $$$$ limit for that feature and which package it is with. I recommend 1st American Home Warranty - nice people.
Old Republic sent someone out right away to check the air conditioner when it conked out in the middle of 106 temperatures. Shortly thereafter Old Republic telephoned to say they were sending someone over to repair/replace the air conditioner unit. Shortly thereafter Old Republic called back to say they changed their mind because the air system was older and not maintained as well as Old Republic felt it should have been. Isn't that why a new home owner gets a home warranty? Is a new home owner supposed to have every appliance, pipe, and system in the home torn apart and inspected before moving in? Old republic left us for 2 weeks, going on 3 without air conditioning in the middle of summer in North Carolina where it's as hot and humid.. not only was it hot but I had to leave my windows open all the time and had the risk of someone breaking in.. all they would have stopping them was a screen.
