AVOID THIS LENDER AT ALL COSTS!!!!! Not sure how these folks got such a good ratings. I have a 3.85% mortgage for 171,000 mortgage principal and two credit cards that got up to 25,000(because of medical bills). Total debt $196,000. Ok. Quicken Loans comes by and says they can consolidate this debt down to 3,2%. but the consolidation and their fees bring the loan up to $208,000. In other words, they wanted to add $12,000 of closing costs, (208,000 - 196,000 = 12,000). D-a-a-a-h. I might as well pay off the interest on the credit cards. Ran my credit report 5 times drop my score 15 points so they can raise closing cost 500$ lost on appraisal which is worthless

I am not sure how Quicken Loans gets such high reviews. When you email them about an issue, they ignore what you tell then, and do what they want to do. They used OLD property tax and homeowners insurance information to do an escrow projection, and the escrow account is now $790 short, resulting in an increase in my monthly payment of $117. I am looking to change mortgage companies.

Awful company! They say you are approved then get your home appraisal and their home team rewrite the appraisal and then tell you are not approved. They pull hard credit reports Which Keeps you from being approved with other lenders. We wanted a refi with cash out for home improvements and repairs. Is this common sense or the cart before the horse. They changed the appraisal saying we needed to do the repairs first before we could get a refi. They took our money, our credit is now from the hard credit reports, and the appraisal is now in the system for review. They dump on your face and don’t even offer you one sheet of toilet paper. It's been almost 2 months since I started my refinance with Quicken loans. I have spoken with Gustavo, Preston, Bob, Mark, Dennis, Leonor, plus others. I get conflicting information from each representative. The process has been confusing and frustrating. The app they require you to use leaves something to be desired. Two weeks ago from writing this I was told that a simple conference call with my current mortgage servicer would clear up all the problems. Since that call they have verified my employment a second time, and now they are 'attempting ' to verify my mortgage pay off (again, for the second time). They are absolutely the worst! I submitted and re-submitted paperwork for a refinance: the property is worth around $560,000 and I wanted to refinance $210,000. Excellent credit, etc. I tried calling my "Loan Processor" at least 4 times and never got a call back. Award winning?? What a joke.

Horrible business practices. Little to no communication between each department, and no transparency. I had to resubmit documents multiple times and even did some of the leg work myself with my HOA, because they could not locate the paperwork in their system. They will take your $500 deposit, string you along, and leave you very unsatisfied. The only saving grace was I received my deposit back. If I could give them zero stars I would. Go with a local lender or a smaller business who actually cares about retaining customers.

Applied on 8/22. Promised to close by 9/24. After following up, was told they need me to order the payoff and HOA docs. They didn't even request these items until the week before I am supposed to close. I realize the industry is inundated, but then they should let you know the turn times they promise are not realistic.

I agree with Reamto2016 - Total waste of time. I don't recommend at all !!! They don't keep their words, keep asking for more and more papers, to finally say I don't qualify. Why give me 100% guarantee? Why ask me for more papers and give false hopes? Why not be clear? Very disappointed. My income and numbers did not change, I presented everything from the beginning. Quicken Loans did not analyse the numbers and kept going, sending emails with new loan estimate. Totally dishonest, misleading, they don't care for hard working families hopes, they just care for their time !!! Don't believe in what they say !!!

Terrell, I am switching lenders for a handful of reasons. 1. Quicken Loans has a horrible reputation in the area which made it very difficult to purchase a home, but being that we were loyal (returning for a third time) customers, we tried to stay with you guys, but it doesn't seen reciprocal. 2. I felt disrespected by you a couple of times and I know I can be abrasive but not to the point of disrespect, my wife was like wow are you just going to take that? Just called to check rates. Looking to return to a 30 year after my pre-Covid refi at 15 years. (Stressed on Economy and wanted a little breathing room) Compared them to the same company that i used 8 months ago. they offered 2.625% 30 year fixed no point or fees. Quicken said that they could match the rate and required a credit check. Came back happy and said yes we can match the rate. Only will cost you a little over $14k in points, and don't forget the $500 appraisal that is not needed because i have 50% equity. guess i will wait for the (12)month refi hold stated by Owning as directed by Fanny May / Freddy Mack. This company is a joke. Once they know how high your credit score is the value of your house is much less which means they increase the closing costs. The appraiser was a joke and never asked about the materials in our home and when we did find a local lender the appraisal came in about $70,000 higher than QL. Paid only $3200 and QL was up to $15,000 in closing costs. Omg! Wish I would have saw the reviews for Quicken loans before you know why!!! Locking in to a rate and them charging 500 dollars. I will call someone tomorrow and if they tell me different I will dispute the transaction with my bank . if I feel like I do tomorrow I’m calling Bill Lunkin and telling we are breaking with him, but right now I don’t feel nothing good about this good faith I think it might be a good lie. Doesn't deserve 5 star rating .They picked the appraisal person which was not qualified because she couldn't even get the footage of the house or garage right she said the garage was 16×20 and it is 30× 40 so basically wasted my money then the told me to prove it with documents so I sent them the blue print from the township. Which proved it and three comps from house compared to mine and they denied it so waste time.

We searched for a couple of companies online and of course, within minutes of inputting our information, a representative from Quicken contacted us, eager to help us on our journey to refinance. Be careful with how the banker presents the numbers to you, i.e, points, closing costs, fees, etc. and askthem to clearly show them to you, before you sign any papers. Otherwise, you maybe misguided into being paying more than you think you are, the survey fee being added to the closing cost, etc. A whole mess. I have absolutely nothing good to say about this company. They totally screwed up my original mortgage. It went up $250 a month more than i signed for quickly. Nobody there could tell me why! Incompetence across the board there. Having stressed financially due to this, i decided to refi and consolidate. There is not enough room on this page to Express how bad this has been AGAIN! Lies, bait and switch, incompetence, lack of professionalism is just a few of many choice words for quicken. Trust someone who is already been through their ridiculous ways, STAY AWAY!! They seem like a completely different company, disorganized and sloppy follow-up. It finally came down to closing and received a call 40 minutes before closing that the attorney had broken his arm. I am still laughing at these people. What a bunch of unorganized, unconnected, deceitful people. I should have known this from the beginning when the "Salesman" Mark Grillo called me and was pressuring me to go with them and pay the $500 good faith payment for my loan. He gave me a good rate, 3.99% on a 30 year fixed, but this comes with paying down the rate, and paying down to only put 15% down with no PMI. From there the process was good, I locked the rate in, and proceeded toward closing. Closing has now been moved 4 times. Last time was moved outside of my lock period by 20 days. I was refinancing my existing mortgage with Quicken but experienced a 2.5 month waiting period, awful communication, constant follow up and overall awful customer service. Spoke to over 10 people in the course of 2 months. They don't have their stuff together and ended up going elsewhere. Never again.

I chose one star because there was nothing beneath it to choose from. Be prepared for false expectations and deceitful sales tactics. Very unorganized for such a large business. Good luck reaching someone when the process starts. You will wait on hold every time for about 15 minutes before you are automatically prompted to leave a message which no one returns. I only went through the refinance process. I can not imagine the nightmare of dealing with them for a home purchase. My closing was pushed back over seven times over the course of a month and a half due to their negligence.
